Five years ago the house was underpinned due to subsidence caused by a tree, apparently, on the common ground next to the house. The tree wasn't removed because there is a preservation order on the tree but there was a concrete trough put in to protect the foundations from the tree's roots supposedly.
Over the last week I have watched a crack appear under the newly decorated wallpaper in the living room. Photo below. The crack is directly opposite the tree which is thriving.
It's a local authority house so the costs incurred won't be my responsibility fortunately but could really do without the disruption again.
So knowing the history and knowing how quickly the crack has appeared what's the probability that the underpinning has failed and will need to be done again?
