EA has posted "deliberate" miss-info update on RM - what can I do?

Have my 3rd and final offer in on a flat - no response yet - but EA then updates RM to say that the property has been "reduced" in price - it hasn't. To me it looks like they are bumping up the visibility whilst considering my offer. What can I do?

Could it be a mistake? Human error - instead of marking it as 'under offer' someone has chosen the wrong option from a drop down menu? Why not ring the agent and ask what the new price is?

It is not under offer - they are still considering ours.

Is the reduced price still more than yours?
There's not much you can do really. They can consider your offer and change the price to see if they get any more offers.
Sneaky, but it could have been in the process anyway.
I was considering putting an asking price offer in and then they reduced the price! Bad timing.

The price hasn't been reduced at all.

They have just now though falsely/erroneously stated this on RM - I expect the raise the profile / generate interest. Is this false advertising / trading standards?

They can advertise it at whatever price the vendor wants them to.

How do you know the vendor hasn't reduced it, do you know them personally?
Can you contact the vendor?

Ask the estate Agent then, why it’s showing as having been reduced.

If the price hasn't changed on RM then or would seem to be an error. If the same EA are handing the offer you've put in, call them and ask.

Emailed EA - to ask how much it has been reduced by - they called me back - to say - it hasn't been reduced and it must be an error on RM.

When a property is reduced in price on Rightmove, it is Rightmove's own computer system that add's the 'reduced' tag, not the individual EA. So if it is showing as reduced when it has not been sounds like RMs error.

OP, I sense your frustration at your (third) offer not being accepted but the vendor is entitled to not accept it if they wish - and it's the vendor, not the EA that is responsible for acceptance.

If the price shown on the property on Rightmove has not changed, it will still be in the same price bracket and won't necessarily appear to more people. I don't know if you can search on recent reductions, but if there is no reduction in price shown in the history then it will be obvious!

I assume that your offer is below the asking price?

The 3rd and final offer is still being considered - have no issue with that.

Adding reduced will bump it up the listings and "portal juggling" is illegal if the info is misleading.

OP, what do you have to gain from taking this action? You're going to annoy the EA and the vendor, so I hope you are not desperate for the flat!

How is that an advantage? If I saw a flat had been reduced in price I’d be immediately wary and this there was either something wrong with or vendors were grabby and unrealistic to start off with which wouldn’t bode well for dealing with them.

Yep, you're right OP, it will now be re-classified as a new listing so when people search for newly listed properties this will be top. It's a cheap way to avoid paying for a premium listing, and may attract some "bargain hunters" too.

But that said, I can't see that forcing the EA to reverse this will make the seller like you more though...

I think considering your offer = under offer OP. Anyway, the situation has now been resolved.
