I'm selling a property. Cash buyers.

I'm not buying a property.

How long is it likely to take?

Ask your council how long searches take.
Also depends when they instruct a solicitor and how pro active that solicitor is.

It was searches that took time on our straightforward purchase. Took 12 weeks

Leasehold - if it is - can take longer, and surveys, searches can delay things,

But you may be lucky. A dd - FTB with mortgage, FH property - had the whole thing wrapped up from offer accepted to completion, in 6 weeks. I will confess to being astonished. She did use the EA's recommended solicitor, though, and I dare say that helped.

My agent had said that they have seen a bank statement with the cash. It's not a very expensive property.

My agent said mine were cash buyers, had seen the cash etc... but they still got a mortgage! (I think the money must have been in a long-term fixed ISA or similar)

I sold a house to cash buyers and I was even more surprised to find they didn't want a survey. Start to finish was about 4 weeks.

If I was a cash buyer I would think there are more reasons to have the best survey possible as it's all of your own money. On truth the bank are only concerned that the amount they are lending is what they could get back when they sell it off you default on the mortgage. In London sometimes the land is worth a huge proportion of the price of the house.
