Hi - does anyone know the area, or just generally have any views on this house?

We like the driveway and off-street parking (so rare in greater london) and i think the garden (west facing) could be lovely.

It's obviously a huge project, but we are familiar with the shape/layout of house and with a proper loft conversion it has the potential to be 4 big bedrooms or 5 (with a study/walk in wardrobe).

My view is that its a bit steep, and we'd certainly be putting in a lower offer, in view of the agent's fees, and the work needing done

OP have you thought about forest gate? Also on the Elizabeth line but zone 3. You could get a similar size house for the cost of that one plus what you'd need to spend on it to make it good.

I don't like the extension on the side and hate that there is no hallway so your stairs are in the lounge. Agree with op who said it would feel like a corridor. Also agree it looks like a total money pit.

Suggest you ask a builder to view it with you - he could give an estimate in costs

You have no idea on the state of the plumbing insulation electrics damp pipework - condition of the roof -

Way more expensive than living with IKEA furniture

Plus if it takes you a while the house will be cold damp and drafts and miserable to live in

it looks wet, signs of water in the carport and walls of the living room. water issues can be very costly if the drain tiles need replacing.
definitely you need to have a professional inspector check it for rot of all and any sort.

This is the worrying statement. Have you viewed the house?

Because it doesn't look like it's that simple at first glance.

Does the central heating work, or does it need replaced?
Are the electrics safe or do they need upgrading?
What's the bathroom like, there is no picture.
Does the boiler need replacing?
Is there damp?
What are you going to find when you rip up the carpets?
Is it structurally sound?

It's not simply it probably stinks, has vermin and will need some cosmetic work, and a cheap new kitchen, it's what will it take just to make it safe and habitable on a daily basis before you can even contemplate moving in.

There have clearly been a number of structural alterations over the years that I would want checking out (you can ask building control if they have information about them).

And the estate agent should dial down the HDR a bit!

I spent £20k last year on my already in very good condition small bungalow.
We had a rewire, repaint, new flooring in most of the rooms, new kitchen doors, new decking, outside of the house painted, new path, new fence, new guttering, new cladding.
If I’d needed new double glazing and new heating system , which thankfully I didn’t, you could have added another £10k

A friend did a lot of the work...and he gives mates rates. I know I got a heck of a lot for my money .

What would it cost to rewire the house and new central heating because I think you’d want that and maybe new glazing.
That’s hoping it’s not damp.
They are your big ticket items before you even think about new kitchens, new bathrooms.

I sold one of my rental homes very cheaply because I didn’t want to tackle doing it up in case it just ran away with the money.

I wouldn’t touch it personally.
