Next door ruining our chance of selling?

Came on here for a rant really. We have had our house up for sale for nearly 6 week, 7 viewings and everyone has commented how lovely it is only thing putting the off is next door has planning permission to build 9 houses on their field. Also 43 houses have been approved to go up opposite, we know the people who own the land and they had told us these plans could be in 2/5/10 years it’s just the permission is there. I’m at my wits end! Is everyone out there actually interested in buying a house with new builds going up next door? So frustrating as we’ve seen a house we love Sad

but it won’t be a building site forever Grin were moving to downsize, we had plans for a family which are no more, we don’t use upstairs at all our bedroom is downstairs so we don’t need such a big house

Sorry OP I thought you meant that all 3 parcels of land were owned by the same people, they'd already sold 2 and you were saying they'd never sell the 3rd parcel! If it's not the same owners, that makes a difference!

Have you considered the possibility that it is the artificial grass rather than the potential housing development which is putting people off?

I hope that’s a joke Hmm we have 2 dogs not very practical to have normal grass and white flooring when it’s muddy and raining but thanks for your input @desperatehouseknife

I think there's quite a few people OP who hate it with a passion. But you can usually tell a mile off from the sales particulars/ photos that it's fake, so people who hate it won't even view.

If I were you I would reduce your price to sell, even if it means a loss. You are not selling the same house you bought - there are now an extra 52 dwellings impacting on the buyer's enjoyment of the house. And who wants to live adjacent to a building site?

I have horses in a field and I keep promising the neighbours I will never sell the land for building. I’m a big liar because I fully intend to. Just not worth the aggro this minute.

It’s written in the description and you can most defiantly tell on the pictures. It’s not a huge patch of grass anyway pretty small. We’ve had loads of viewing the past few weeks so something’s telling me it isn’t the artificial grass/property but definitely the planning lol Smile

I don't think it's a joke. Artificial grass would put me off a house, and we've got dogs. You have to put yourself in the place of a prospective buyer and realise what might put people off. Don't take it personally.

It only needs 1 person to feel the same as you OP but it looks unlikely you'll sell quickly in the circumstances unless you're prepared to take a hit on price.

I’m willing to take a hit on the price but unsure how much, we’re willing to take £305k, is £15k a big enough drop?

to be honest to the front of the house the view won’t be lost too much as we are on such a hill it will overlook the new houses It’s to the side of the house where there isn’t a view anyway just a single dwelling already there which they are planning on knocking down to replace with the 9 houses.

They have taken the picture of the outside very close to the property cutting off all of the driveway

As a PP said get full plans to show buyers what to expect

It will be as much the uncertainty as the proposals themselves

I have a similar issue and I am going to wait until the building work is finished at which point all uncertainty is gone and does not need to be priced in

its very stylised, which might be offputting?

your backgarden is a bit bleak,

which is the view you would be losing? would they be coming up your road to do the work etc?

What do you mean by stylised? Unfortunately it was a very rainy day which helps to it looking bleak lol @violetta, it was completed in September and I didn’t fancy planting anything in the beds as it got colder Smile

OP I think it's very nice but it's a bit odd. Why is the huge driveway a selling point when it's only 2 bedrooms? Have you sacrificed garden for the driveway?

The door is a bit weird too - looks like you enter the property via the front door which means the lounge is a bit of a corridor, or via the back door which means you go through the kitchen?

It looks like a beautiful location - I'm guessing that location was the selling point of the house. Which of the views is going to be compromised - the view out the bedroom window?

You're also going to justify why it's worth £30k more in less than 2 years (dont think prices in Preston have been riding that quickly) and why you're leaving. I know you said you're downsizing but since it's 2 bed, I think people will be a bit sceptical & think it's because of the building work.

No the driveway was like that when we bought it, it’s a 3 bedroom 2 up 1 down. The front door leads to the living room and there is a side door at the back which leads to a small hallway/cloakroom, the view to The front won’t be lost as on a hill
