What is the rough cost per sq m that people are paying for a single storey extension (to first fix not including kitchen).

We are planning some work in the midlands and the quotes we have had seem eye wateringly expensive.

On the extension thread, we all agree around £2000 for a fairly basic finish, and double that for a fancy one!

£2000 for the basic shell that is. Not including doors and windows (we purchased them independently to match the rest of house). Did include first fix plumbing and electrics.

Ours cost about £3k but that included finishing everything off e.g. Flooring, decorating, electrics, plumbing etc

Our architect seemed to think it would be about £1500 per Sam, but the quotes have come in more like £2500!!!

£1500 is a bit of an old figure. If you are having fancy glazing etc. £2.5k is not outrageous.

Where are you? I'd say that's quite expensive for a standard shell in, say, the Midlands/areas of the north that arent Cheshireish Grin but things are more expensive in the south east...

We're in Lancashire. We're about to embark on a 67sqm extension with a quote of approx. £1k psm exc doors, windows, kitchen, k-rend, tiling etc). Total quote inc all those things (with provisional sums for some things like windows and kitchen) is £114k. We had three quotes all about the same from local builders with good reputations.

Maths has never been my strong suit, so I may well be wrong about this - but I make £114k for 67 square metres a sum of £1700 per metre? Which would be a good quote??

Or am I taking crazy pills?

Ours is £1600 per Sqm including bifolds, 1 big window and 3 skylights. That doesn't include electrics and plumbing

I haven’t worked out ours per sq metre. But we had a 5x3 extension that required a 5m steel and the demolition of supporting wall. To first fix this was £19,000 to completion was £32,000 to give you an idea. Also in West mids.

Whiskyowl, yes I get the same figure. But excluding kitchen etc the cost is about £68k so £1,000 psm, and the ‘empty shell’ is what most people on the thread seem to be pricing up. And I’m happy with £1,700 psm all in :)

Or not most people, but some :) Our all in price includes new internal doors and new windows throughout the house, k render for the exterior, 4m sliding doors, it allows £10k for kitchen, includes refitting bathroom and 2 en suites, and is inclusive of vat.

We are in Nottingham and the extension is about 60sqm. Looks like it will cost us at least £150k all in including us doing all the decorating and kitchen fitting ourselves ...

Need to go through it all with a fine tooth comb and maybe get some more quotes.

Thanks whisky. It seems a good price to me, tho we’ve not got started yet so am hoping it turns out to be realistic! They’re a local builder with a great reputation tho and have provided a really detailed quote so I’m hoping it turns out to be reasonably close. We are in a cheap area!
