How many viewers before a sale?

Wondering whether there's a rule of thumb as to how many viewers a property would generally have before an offer is made? Taking about a house with no nasty surprises, good orientation, neural decoration and well priced.

Doubt it! So many other factors to consider too. Region, location (transport links, local amenities etc) will come in to it as well as time of year.

The more viewings you have, the higher chance of getting an offer, but other than that it comes down to lots of different factors.

It really is a 'how long is a piece of string question.' We had our house on last year, summer, for 3 months. 25 viewings and no offer. We put it on again in December and the first viewing resulted in a near asking price offer.

We have sold both of our last two properties to the first viewer (In London though, and we negotiated both times so we were happy not to let anyone else view)

We marketed ours in Jan and Feb 2017 at a price that had been given independently by three agents. We had no viewings. No interest. Nothing.

We then remarketed in March with a brand new agency who confirmed what we then knew - that the agents had overpriced by £38k.

We dropped the price to a level we felt more achievable and, within a week, had just one viewing which resulted in an asking price offer. We were 4th in a chain of 5 and completed 12 weeks later.
