Buying share of freehold converted flat - what do I need to consider / be aware of.

Seen a flat converted from a large house - there are 3 flats. This one is on the middle floor - it is share of freehold. Building looks scruffy - what do I need to consider? What docs should I see before I buy?

Go there when the other tenants are in and see if you get any noise from them, think about their washing machine being on at night, that sort of thing.
You can't have a full structual survey without the other tenants agreeing can you?
You need to ask about -
Buildings insurance, who pays for it
Are you responsible for contents insurance for your own flat
Is there an annual maintenance charge for things like re-decorating, gardening, window cleaning, repairs and how are they split amongst all the three flats
Is there an emergency fund for something like a leaky roof and do you all contribute equally to that
Are there any restrictions on what you can and can't do, play music, have the washing machine on at night, have pets, have any workmen in and what is the latest time they can work till
Is there Sky/Broadband that covers all three flats that they share the cost of
Where can you store things like a bike if you have one

Believe there is a service charge collected - no idea how decisions are made as to how money is spent. Lots to investigate

There may be a management company that all the tenants are members of and there may be a freeholder. All this info should be with your estate agents/solicitors. You will need to see this. When you have this info you need to ask how things are paid for, what is the annual current management cost per person, what it covers.
