Reroof and building regs

Hi

We need a reroof and whilst we don't need planning permission, we apparently need to notify council re building regs. Our potential roofers say that most people don't bother but that can lead to issues if selling later.

I've looked on the website but not sure what type of application it would be, or cost to notify etc. once you start getting drop down choices, none of them seem suitable for a straightforward reroof.

Has anyone done this?

To be honest you can just call them and ask.
Usually comes under a similar price band as replacing a couple of Windows.

Believe it or not, Building Regulation fees vary from Authority to Authority, so the easiest way is to give them a ring or email to ask them to confirm the fee for you, and at the same time advise you on any other aspects of the application you're unsure of - they're usually very friendly and helpful.

If it's a straightforward re-roof, I would suggest that you are better dealing with this sort of work as a 'Building Notice' rather than a 'Full Plans Application' ( the latter requires that you prepare drawings and specifications that are assessed in advance, the former, you simply notify them that you are commencing work and they will inspect on site and agree the specifications with your builder/roofer).

You are quite right that you are supposed to notify Building Control if you are undertaking a major renovation of a thermal element, and you will be expected to upgrade the insulation to modern levels as part of the work. See Appendix A (pages 21-23) of this document (Approved Document L; the part of the Building Regulations that deals with energy efficiency):

You do need to make an application as you're renewing a thermal element. You will need to upgrade your insulation too.

Do it on a building notice, it should cost around £200.

Great. Thanks everyone. I've emailed them for clarification for the local rules/prices etc. Now I need to work out the cost of the insulation.......
