Just that really, feedback on the house, price for area would be very welcome. We are moving from Birmingham and want something a little bit rural, Its still close to DC who live in Birmingham, Just wondered what the general feedback on the property is based on first impressions.

No idea about prices for the area... seems quite expensive for a 3 bed semi, but it is beautiful and immaculate.

Excellent size garden and lots of space. Decor is a bit dated. Kerb appeal could easily be improved. The main expense imo would be replacing the dated brown windows with modern ones and installing a new kitchen (when you get round to it; the current one looks adequate if old fashioned).

I don't know what property prices are like round there but does seem quite expensive. Has also been on the market for nearly 7 months which suggests it is over priced. Looks nice although bedrooms not that big - don't know whether that matters to you or not.

It’s a beautiful house, but it’s been on the market since June so it’s almost certainly too expensive. I think Dixon’s estate agents are known to price higher. Also as I’m sure you know surrounding areas are not particularly affluent, so I think that may also mean it is too expensive. How well do you know the area? Lovely as the house and setting is it’s not where I would go for a rural option outside of Birmingham, particularly with your budget.

what's kerb appeal? I'm wondering if we make a lower offer? we obviosuly need to see it first, It's a very old property, I think the windows are in keeping with the property. New kitchen wouldn't be an issues, I would keep the aga though

we could go to about 450. would rather around 400 though. We like Litchfield and this is close to that

...but it’s a very different type of area to Lichfield and not ‘nice’ like Stonall or Shenstone. Yes you could drive in to Lichfield from there I suppose.

‘Kerb appeal’ is estate agent/tv property show speak for how nice it looks from the outside (from the street/kerb).

You said that you are moving on after DC which suggests a certain age. Will all those slopes and steps appeal in old age?
It seems expensive for a 3 bed semi.
The garden doesn't seem private.
I think that it is clear of HS2 phase 2, but double check.

I'll look at those areas thank you. there is just something about the house that appeals to me. I'm just really not sure on the price. one's around it went for much higher? so I was confused. Is it very over priced then? what of it was 400? Im getting ahead of myself, I need to see it.

this is not just a 'semi-detached' - as in urban areas!
very few houses have been sold in the village over the last 15 years - so it is certainly 'exclusive' to echo the EA blurb.
I think it is lovely and the price (although a little high) is far better value than a terraced house in a manky part of London for 900K. Just IMO of course
I would go in with an offer of circa £430k and see where it goes Smile

Comparing this with London property is completely pointless.

Definitely go and see it but drive round Burntwood etc and get a feel for the local area - as you get older these will probably be the amenities you use more.

To be blunt though, if it were my £400k I wouldn’t spend it in that location.

The appeal of the property is the gardens - the rest of it seems dated and small for the money. If it's been on the market for a while it's usually overpriced. I wouldn't have known it was Victorian, all the character has gone.

Or this. £90k cheaper than Rugeley but with an extra bedroom.

Wow! Its stunning! It has had very few hits on the ad though considering how long its been on the market for, which tells you something isn't right. Probably price. My house has been on the market just under 2 months & had about the same amount of hits on it. I actually get more hits on my ad in a day than this one has had in the last 30 days. My house is in a very expensive part of Surrey & cheaper than this house btw!

That house is way nicer than ‘a 3 bed semi’

It’s got a double garage with studio loft above. Massive driveway. Lovely garden. Nice layout.

A simple house price formula on the two previous times it sold suggests it's price should be 400k. This won't take in account any changes in area or home improvements.

I'd double check what it's attached to. From street view it looks like it's attached to two cottages to its length rather than one.

I'd offer 10% under if you really like it. It's over priced at 440k if it's been on the market for 7 months.
