What do you need storage for?

Bear in mind that a porch where you're storing things like fabrics will need heating if they are not to go all mouldy and damp.

Thanks whisky for the tip.

we have a very slim hall with no room for cupboard storage, so wet coats currently get draped over the banisters.

We would like the porch for shoe storage, cupboard for coats and wellies/trainers/shoes etc. We would also like it to keep hall warmer so the front door doesn't open straight into hall.

It really depends on how much space you have to build one and your style of house and it's frontage.

Do you mean like this? Or actual built in storage?

That is lovely, but I would like built in storage - so all neatly tucked away. We have a 1930's semi and enough room to build a semi decent size. I need light too, so windows in and in front door to light up hall.

I think you have to be really careful with porches on a 30s house - so many people do a horrific job, where the structure is fugly and the bricks aren't even matched - and wreck the whole look of their house. It is worth spending a couple of k extra to get this right if you go for it! I'd suggest decent glazing and some heating in there so that things don't just go damp.

Is there nowhere else you could put a cloakroom inside the house? I ask because you might well find that a small single storey back extension and a reworking of existing space gives you a LOT more useable space, and creates a proper bootroom.

Appreciate your sensible advice whisky, but we really do need a porch. I If not, I end up with a pile of muddy shoes on my mat and my hall floor gets hammered. I don't want to be taking sopping wet coats through the hall/kitchen to hang in utility as it's a pain.

I agree with you and would like something really lovely, but also incredibly useful. Lovely flagstone/limestone floor and a couple of painted shaker door cupboards and benches for shoe storage would be the ideal.

Have to be careful I don't go too 'Cotswold country' in a 1930's semi though. Love the pic attached, although obviously can't have this as not in keeping in terms of style!

I like the idea of having a shoe trunk like this so you can sit and tug your wellies off / tie laces and then chuck them in and not have to look at them! Handy with coat hooks above too and then the opposite side have a built in cupboard with hanging rail and a shelf. Ikea do handy storage hanging rails and boxes too.

Yes sounds good as long as all boxed away I'm happy! Think realistically I'm not going to be able to get any heating in there. Found this on google images of porches I like for 1930's houses.

The last one isn't a porch, but the idea of the glass panels are good for light.

And I presume this is what you mean when talking about fugly ones whisky?!

I'm looking to do something similar and was thinking about adding glass panels, as in your pictures. Then saw a great porch where the glass was kept just to a high level, so the light still came in but there was enough wall space below for cupboards/coat hooks etc. Glass looks lovely but reduces the storage area quite a lot.

What does the front of your house look like at the moment?

another20 · 22/01/2018 15:13

You can have 3m squared for a porch under permitted dev (so say 1.5m x 2m) - other wise you are looking at gaining planning permission.

Agree that it might not as be as functional as you might like - due to size. Could you also encourage use of back/side door to utility for muddy boots. If it is your only place for wet coats / muddy boots / smelly trainers / football boots etc (I have x4 teens) - it might get overloaded and be unsightly / smelly if all stored at the front of the house - could you have an external overhang/canopy so that you could have an external cupboard as well for wellies and football boots etc?

another20 · 22/01/2018 15:15

Also if you need lots of storage on the walls you will have less place for glass and light - so maybe door needs to have lots of glass or rooflight in roof of porch?

another20 · 22/01/2018 15:15

Just seen pragmatics post - thats a great idea!

whiskyowl · 22/01/2018 15:24

Grin That's the type of thing I was thinking of. Though there are a lot worse in my neighbourhood!!

Think about how the light comes in for your aspect - you may find that more glass at the front and less at the sides gives you a combination of wall space for storage and light for your hall. Don't underestimate how much painting a hall white, adding a large mirror, and emptying it completely of clutter (hopefully your porch will help you do this) can increase how light it feels!
