Bigger extension L shape with obstructed view or smaller extension and panoramic view

Options are a L shape, but the beautiful garden (best thing about house) is sort of cut in 2. You look out the bifolds and see the brick wall of the L shape.

OR

A standard square, kitchen/diner with a wall of bifolds looking out on garden, but extension is smaller, but the view is clear.

Not a forever home, so want to do what's best for selling.

Thank you - any input appreciated.

Def go for the view and save the Garden. Used to live overseas and people had a thing about building massive houses that do not fit the plot. No matter how nice House was they always felt odd.

Smaller with a better view. I suspect smaller would be cheaper and easier as well.

Out of those 2 options, smaller extension with the view.

But is there a 3rd option - maybe a smaller L spare with more glass - a bit like this

If you're lucky enough to have a nice view, don't spoil it!

Don't ruin the view, for God's sake!

Can you think about using curvy glass instead of rectilinear shapes? The price of it has come down a lot in recent years. It might give you the best of both worlds?

Thank you for input. The L shape would be like this (pic attached from google images).

However, where the white window is on the wall (next to ladder), this would be replaced with the same glass doors on the patio so corner to corner L shaped, floor to ceiling bifolds/sliders as name changed posted - thank you very much. There wouldn't be the column that there is in the pic though so the doors would connect together etc.

Where the other set of black doors are in this pic at the back of the L, this would be a window as sink would be positioned here.

Otherwise lob off the back of the L and have bi folds across whole of back, but kitchen area would be smaller.

Argh, can't decide.

Smaller house, bigger garden with view, if selling in future.

Draw the inside layout from both options

AppleAndBlackberry · 19/01/2018 16:19

I think nice view.

OlennasWimple · 19/01/2018 16:21

Does your house desparately need the extra floor space? What exactly would you be sacrificing to go smaller, and to what extent is this offset by the feeling of space that big windows overlooking a lovely garden would give?

user1499523365 · 19/01/2018 20:50

We would lose a lot of the hall and second reception /den area for the square option.

The L shape also compromises the outside area in the fact that you have a small patio area verses a patio that is one side of the garden to the other.

I will draw inside this weekend and upload accordingly for the collective MN wisdom.
