Garden room extension

Anyone built a garden room extension recently and can I ask what it cost. We're being quoted 29k for the 4m x4m extension plus knock through from kitchen into dining room. Realise that this is how long piece of string question but wondered how that price compares. If anyone has had a garden room extension, do they like it? Was it worth it? All opinions/ advice most welcome.

I am currently building one (actually my OH is building it himself). I looked into how much it would cost me if we weren't doing it ourselves and it was going to be £20K+. If yours is 4m x 4m with a knock-through, I would say that's about right. Presumably they have to put electrics and heating in it. Do they have to put RSJ's in for your knock through?

Yes and paid almost the same amount as what you’ve been quoted for same sq m. Price included windows, doors, gutters, rsj, plastering, electrics, moving radiators but not flooring, decorating or relaying patio.

Ps in answer to your other questions- yes very worth it! The space looks amazing and we use it all the time.

Thanks guys - good to get your viewd. The price includes rsj, but not sure if we need it. If we order aluminium doors, will add to price, but husband can't see past them. Problem is I've seen few garden extensions and some nicer than others and is 4 x 4 really big enough? Decisions!

Rsj is normal if you are building on to an exterior wall that is load bearing. I don’t think that space is big enough but it depends on the size of the rest of the house because you want it to look good. We have an oak framed orangery and it was way more than your quotes. Be careful about quality of glass and heating. Both vital if you want to use it all year round. We have underfloor heating and very high spec glazing and it’s wonderful.

I just got a brand new aluminium bifold door from Amazon. It was brand new because someone had measured up wrongly. Much, much cheaper than buying it new from a company. Saved me thousands, and its perfect because the size was not so critical for us.
