Central heating in his I'm buying

Went to visit a house that I'm buying the other night. All rooms were comfortable, if not a little bit too warm apart from the master bedroom. It was very hot and they had a window open, plus a fan on. I'm wondering why they didn't just turn the room thermostat down? I'm It's guessing there is likely to be something wrong, could anyone tell me what is likely to be wrong and how much to fix please?

Combi boiler of which is 9/10 years old. Has been serviced annually by British gas.

I know you haven't got much detail or haven't seen the boiler.

Boiler is in the garage.

Boiler was due to be serviced today, but British gas cancelled as they're only dealing with emergency break down.

Hoping to move into the house end of this month.

If the room was too hot and the radiator was on, then it's likely that the room was too hot because the radiator was on :)
Potential causes:

  1. Current occupants opened the window for some fresh air, but turned the heating up to stop it being cold.
  2. Current occupants are unaware how radiator valves work (unlikely)
  3. Current Radiator valve (both of them!?) are stuck in an open position (unlikely) but very cheap to fix.
You have a bigger problem if the room was too hot, but the radiator wasn't on..

..it may be that the system just needs 'rebalancing'. It's probably worth asking the current occupants about it if it worries you. I'm guessing this is the most likely cause that the bedroom radiator needs to be on 'full' open in order to get hot. If the house elsewhere it not getting up to temperature (as defined by the thermostat), then the bedroom will just keep getting hotter.

Regardless - as long as the radiator is hot in the room that is too hot, it's unlikely to be a difficult or expensive problem to resolve.

They may not have a thermostat!!!

My in laws never did, but if a shock for the new owners.

It might smell or be damp and they were trying to hide it.

Thank you, now that's a thought. I never checked to see if the radiator was on. What is likely to be wrong if the radiator wasn't on?

It's very unlikely that the room will be that hot with the radiator off. If it is, you need to figure out where the heat is coming from - but there are very few plausible explanations.

My parents' house is always like an oven and they are too cold in our house when we think it's fine. I suspect the vendors like to be warm but are aware it can be stuffy so opened the windows just before the viewing. You can ask your conveyancer to request information on the heating system in addition to the questions on the standard form.
