Need to extend but house is very awkward

We are desperate for more space. 2 bed house.....kids sharing a room but need their own. We cant afford a 3 bed in this are so thought about turning the living room into a third bedroom and putting a single story extension/solid wall and roof conservatory on the back of the house to give us back living space. There is no option to do a loft conversion and we are mid terrace so our only option is to go out at the back. The drawback is that I can't see how we would do it without meaning that the new bedrooms only source of light would be looking out into the new extension......or failing that carving the garden in half.

Other things to consider if you reconfigure upstairs.

If their is a water tank upstairs in the cupboard install a combo boiler in either the WC, kitchen or downstairs cupboard.

Above the stairs if a desk isn't possible then how about a raised platform for a single bed.

Put in opaque glass panels to get light from bothering the bathroom and the landing and blinds. For the one onto the other bedroom it can be high up, long and thin so no spying can go on.

Thanks those are all really good things to bear in mind.
It's ex council so if I move I will lose a lot of money. I also have very nice supportive neighbours who have put up with a lot of noise from my daughter so I'd prefer to stay put with people who under stand the situation.
I think perhaps the easiest option is going to be putting an extension on the dining room and knocking through.
I'm happy for it to be a conservatory type as long as it is use able all year round.

Agree with pp. There is definitely room to squeeze in a third bedroom upstairs. Talk to a builder. Will be much cheaper than extending. You just need to move the bathroom probably

I would run through all the options.

Moving the kitchen back enough to create a decent single/very small double wouldn't be hugely costly either.

If you and dp slept in a small double but stored clothes upstairs still would that work? You could have a wall in closet made by stealing room out of the large bedroom having its own door off the landing?
