Buying a house opposite an 81 bed care home

We've seen a nice house however a new care home development is underway on the opposite side of the road. It's due to house 81 elderly. The only way into / out of the care home is from the road that we share. Does anyone have any experience of living close to a care home? Late night ambulance sirens, fire alarms, traffic etc?

I think living opposite an 81-bed care home is probably a LOT nicer than living opposite an 81-bed student residence. Smile Traffic is likely to be the biggest problem.

It wouldn't bother me as long as they had plenty of parking for visitors so no impact on road parking. But then I have 2 disabled parents and I have to get the ambulance out regularly for emergencies so it wouldn't worry me someone opposite having emergency vehicles.

We live near a much smaller one. There were not enough parking spaces provided, so the road outside is always congested. There are regular ambulance visits (Sad), but not enough to disturb as usually no sirens, just blue flashing lights. Other than that, pretty quiet. We don't have gangs of asbo oaps roaming the streets. Wink I would say it's better than living opposite a school, parking wise.

I'm also of the opinion that if you're gonna live near anyone, elderly people is probably the best that you're gonna get :)

^ I mean congested with parked cars (there's a bend). I would say that the traffic from the residents themselves is pretty quiet as they don't tend to go in and out a lot per day. Obviously, this may change over the years if we get a set of more active people. (This isn't meant to sound derogatory, it's just an observation).

We live 2 doors down from one!! A lot quieter than the B&B that's next door!!

New care homes tend to have underground parking facilities, OP.
There's a 60 person care home at the top of my road with good parking facilities on site. You don't even notice it's there. We have the odd ambulance going up the road, maybe once every 2 months, blue lights- no siren. I hadn't even considered the care home being the point of destination! But that would make sense. We do take our dogs in to visit the elderly once in a while and sometimes I chat with the Sisters and staff members when they're out walking the care home's dogs. I wouldn't sweat it. Better than a block of flats, any day.

Worth checking the parking - but as a new build I would imagine that ample will be provided as part of PP. When is due to start/finish - would only be worried if building work is major, very long, disruptive, noisy etc - but this should be reflected in the price. What will the landscaping etc be like ? Have a look at the plans online - might be an eyesore? Or is it set back behind mature trees?

Thanks everyone for your replies. That puts me at ease a bit. There seems to be parking facilities on site and there is a plan to install hedging in between the facility and the houses on the opposite side of the road. Good to hear it's just flashing lights and not sirens. It's not really an eyesore as it's built in a similar coloured brick to houses in the area and is set back from the road (a car park in between the road and the facility, so that's facility -> car park -> hedging -> pavement -> road -> pavement -> us). It was mainly the noise I was concerned about.

Yes I live opposite a care home with an additional EMI unit further along. When we first moved in, the EMI unit was a bit chaotic, eg people wandering out and coming to our garden, shouting out for drinks etc (because they had immediately forgotten they had had one). This has been resolved.

I don't find it a problem and I have far more horrid neighbours than those at the care home.

Late night noise is not an issue. Fire engines sometimes attend in the evening, also ambulances etc and pick ups for hospital visits. However, you do get early morning (think 5.30 am) deliveries sometimes, usually once a week this early and it is food. Also you will get waste disposal lorries picking up waste/needles/medicine disposals.

Visitors do park on the road outside and it can get busy. To be fair to the home they do provide a car park.

I am very well set back from the road so the parking does not particularly bother me. If there is an event on in the village and it is hard to get to my house, I then leave my car on the homes' car park.

You may smell cooking odours, which again I don't mind and the laundry smells.

I hope this hasn't put you off. Do bear in mind a popular home will also be likely to extend in due course.

If it was so bad, I wouldn't have lived here 20 years. Hope this has helped.

I didn't realise the building directly opposite my house was a care home until I'd lived here for about 6 months Grin

Never had problems with traffic/parking/ambulances etc.

My SIL and BIL live next door to a care home. They do get issues with visitors parking a lot in their street. And they've said before that they do occasionally get disturbed by the staff coming and going (e.g, taking rubbish out at 5am, or night staff going out for a cigarette at 2am and talking loudly). That sort of thing.

We used to live halfway down a street that had one at the top.
Generally wasn't a problem but you could hear the alarm and it was slightly annoying (though understandable) that staff didn't always shut it off quickly, even at 2am.

Paramedics only usually put on their sirens to ask cars to move out of the way if they haven’t already seen the blue lights. They do generally try to be considerate of residents and wouldn’t unnecesarily come up your road making a noise.

We live two doors down (same side of street) from a nursing home smaller than your one. There are problems with cooking smells and with the noise from the ventilation fans in the kitchen. Staff also tend to congregate outside for cigarette breaks and/or for breaks when the weather is nice, and can be quite noisy. Ambulances aren't a problem but some visitors do park on the street and at shift ends you can have cars waiting to pick up staff, with engines running on the street (complete with loud in-car music. There are also food deliveries during the night. It sounds like you will be further away from your one than we are from ours, but it might be worth checking out where the kitchen, entrance for deliveries, and places for outside staff get-togethers are.

A quite large fancy care home opened in a local town about 3 years ago, all looks very nice with an underground carpark.
The problem that the care home has caused local residents is parking by staff. They will not allow staff to use the underground carpark so they park in local residential roads and cause all sorts of problems.
So unless I knew that staff can park on the grounds of the care home and that there is enough parking for them onsite I don't think I would buy a house near one.
