Selling my property with dodgy carpets. WWYD??

I've received an offer on my property which I will probably accept but I know there are carpet moths in 3 rooms. There are bare patches underneath some of the furniture.
Do I tell the buyer or keep quiet?

Actually i would say " i havent included the carpets on the fixtures and fittings form. They are x years old and have signs of carpet moth. Do you want us to remove them or keep, do you want to come and have a look?
For all you know they might be planning hard floor

Actually AJPTaylor that's a very good point. If I were to have a new place of my own I wouldn't have fitted carpets at all.

You cant not say though

RandomMess · 14/01/2018 18:39

How long ago to the moth infestation happen?

I personally would ditch the carpet (so show on fixtures & fittings list)

Get it professionally treated and leave the certificate of treatment and instructions in the house with the other info you leave behind.

It's just unkind to not treat it whilst house is empty and before anything bring in us damaged.

RandomMess · 14/01/2018 18:40

If they query it you can honestly say it was an old infestation but you wanted to ensure it was dealt with.

Let the buyer beware

They buyer is coming to measure up in a dew days time so we'll see if they mention carpets....

Op you’re gong to feel like a total dick if they come to measure up and THEY mention the carpets. Youll end up having to minimise to make it sound like no big deal and you’ll end up lying about when you noticed it etc. If I was the buyer I’d be standing there thinking I smell bullshit and wonder what the hell else you’ve been hiding!

I’m not saying you are hiding anything else but as a recent buyer that’s what I would be wondering. They’re first time buyers and they’ll be nervous, it’s the biggest purchase they’ve ever made and if they get worried about hidden issues they may get cold feet.

I don’t understand why you would wilfully conceal anything Hmm

DavidBowiesNumber1 · 16/01/2018 09:27

Badweekjustgotworse I am going to tell them but I'm hoping that maybe they won't want the carpets. If they indicate this first then I can just remove the carpets and nothing has to be said.
If they are planning on keeping the carpets then I will have them treated first, I've already got a pest control firm on standby for if they're needed

Quick update....
I have submitted the Fixtures & Fittings form indicating that the carpets are not included in the sale price.
I will be removing the carpets and treating the floors, skirting and door frames.

And have you told the buyers why the carpets aren't included and about the treatment?

DavidBowiesNumber1 · 19/03/2018 06:29

No, no need to. The carpet and underlay were removed, the property was treated and buyers are putting (maybe already have) hard wood flooring down.

Tell them. They're bastards to get rid of, and the easiest point to do so will be when the property is fumigated. A decade of bitter experience in an elderly relative's home tells me that the traps etc etc kill some but don't remove the problem

I would be VERY upset to discover that someone had knowingly allowed all my clothes, soft furnishings etc to become infested
