Hi, considering moving to York. I know the centre very well, but houses there are mostly too expensive. Can you tell me about the areas outside the centre, but with good access by public transport or walkable? And not in an area prone to flooding! Family grown up so not bothered by school performances. Thank you.

Oooh, I'm so jealous, I used to live there and loved it! I used to live in Fulford, which was lovely - the walk into town along the river is sensational and you can bike into the countryside really easily. I have friends in Bishopthorpe and Osbaldwick who like where they live, though it is a bit further out.

York is lovely. My husband used to live there and join RAF out of York at 17. We visited when I was still pregnant and I just knew its where we want to live as a family. So he managed to get a job in Leeds and now can actually work from home, so we were looking for the houses for the last 2 months. I def think Fulford is an amazing area...but the houses are either too small or too expensive. Our budget is way below 300K, so you might be in a different boat...We are also looking for a good size garden for our boy who is now 7 months.

Thirding fulford, if you check any potential house on the environment agency flooding website then you can avoid a flood risk house - many there are in the 'very low risk' category.

Also dunnington, as a slightly further out but cheaper village option. Really lovely place and the bus links are pretty reasonable.

Haxby/Wigginton is nice - large (joined together) villages with lots of facilities - shops, dentists, doctors, Boots, Sainsburys, pubs, parks, local football, restaurants, nice cafes etc. Monks Cross, Vanguard and Clifton Moor shopping centres within a few miles either way which have large Tesco/Sainsbury/Asda/Primark/Cinema/M&S/John Lewis etc Not a floody area.
Regular buses into York and other surrounding villages. Easy access to the ringroad/A64 so easy access to Yorkshire coast or Leeds.
About an hours drive from Scarborough/Whitby and (on a good day) Leeds.
Any questions just ask - I've lived here over 30 years.

Fulford floods. As the waters rise, the rats move. If you're unlucky into the space under your floor boards. Then your landlord puts down poison. They due. And smell.

But I love York. Move there in a heart beat. However my miserable morning commute would be even worse...

Depends how far in fulford you live. We never had any problems, there’s Heworth, Accomb?
