How to tell tenants we are thinking of selling?

Ok, we are thinking of selling our rented out property as we live to far to maintain it properly now.
The tenants have been fairly good and have been there 2-3 years so they will be quite settled.

Just wondering which is the best way to approach the subject?

Obviously we will give them the due amount of notice at least.

Also, Are we able to get a valuation on it while they are still there?

What is the market like for selling with tenants?

We have not done this before so any advice on how to handle it would be good.

As a student we once lived in a house that was sold while we lived in it. First we knew of it was when the new ll came to ask why we hadn't paid any rent for the last few months...

Turned out the old landlord carried on collecting it for himself and didn't bother to mention the trivial detail of selling the house to us ShockHmmConfusedShock and when we rang to ask what was going on we never heard from him again.

It was eventually sorted out (and we had suspicions that the house might have been lost in a card game or something similarly dodgy) but it was a worrying time that I can't imagine them getting away with these days!
