Concerns about neighbours planning application

Is there anyone that could help me? Neighbours would like to create a house between us by extending a double story garage/workshop upwards.

That's becoming common place where I live, is it the same where you are?
I think sometimes confidence in permission can be reliant on precedent in an area.

It would be a totally over wearing structure and not in keeping with the area.

Any architects or town planners able to give me some advice on putting forward valid reasons to object? I would be very grateful.

So it would be 3 storeys high? I can’t imagine they would allow it to be higher than the other houses on the street. You could employ a planning consultant to help you object. Parking may be an issue?

What are your main concerns with the proposal and how will impact you? If you want to object then you need to have objections which are a material considerations.

Do you mean that the garage is already 2 storey and they want to put another floor on top, or convert the loft space (dormers etc)? Or is the existing garage only single storey?
Is the garage attached to their property (or yours)?

Areas to object where applicable:
Out of character - taller than other properties in the area, creating semi/terrace where others are detached/semis, completely different design.
Impact on you: - overbearing/visually dominant, loss of light and/or privacy, increased noise/disturbance if very close.
general impact: loss of existing parking, lack of parking for new property.

Are there any 'special' factors like Conservation Area, impact on trees etc?

If you go to your Council's website and look under the planning policy section, you should be able to find a document called something like the current Local Plan. That will contain lots of policies which the COuncil will use to assess the application. If you can find any conflicts with those, include them in your objection.

Speak to your local COuncillor.

If you can give any further details I may be able to advise a bit more.

Hi thanks so much for the responses. The house next to us is Victorian end of terrace with a two story extension 70s extension attached to it. The ground floor of the extension is a garage and the first floor is a workshop.

Our house is separated from the 70s extension by our side access.

They propose to convert the 70s extension into a one bedroom house by adding a floor above the workshop. This top floor will have a balcony facing towards the road.

The 70s extension has a small drive with a dropped kerb. This would be the only access to the house and area for 3 wheelie bins. Therefore the dropped kerb already removes a parking space and a one bedroom house may have 2 people living in it and therefore need 2 car spaces. The inhabitants of the main house already have 3 cars. In addition the plans look like the layout of the house could possibly be used as a two bedroom house.

At the same time they want to do a loft conversion on the main house hip to gable with a rear dormer and they want to extend their kitchen.

At the back of the one bedroomed proposed house they want an enclosed courtyard. Noise in this area of the garden is already problematic but will be made worse by enclosing it in 4 walls.

In addition they are creating a second enclosed courtyard for the main house.
