En suite and smaller family bathroom?

We are currently redesigning our bedroom layout and have just been turned down for a 2 storey extension (in place of single storey). We will appeal but need a back up plan. Without the second floor extension we will have a terrace over the single storey which is great and will be off the master suite. However OH and I are disagreeing about the en suite. He feels there is no need for one where as I feel we need en suite to master (there will be a dressing room and terrace off the master, so seems silly to not have en suite). This can easily be achieved by splitting the family bathroom in two. Currently the bathroom is nearly 5m by 3.5m. We would take 2m by 3.5m for en suite and leave a family bathroom of 3m x 3.5m. He doesn't think this is big enough for a family bathroom and I feel it is plenty big enough (there is another en suite and down stairs shower room also). WWYD for full future value? Would you think it odd to have no en suite on master suite? Or is a large family bathroom more important? I may be being pig headed in my own view so a fresh view would be appreciated. TIA.

There’s many options you could take.
How many bedrooms do you have? You already have three bathrooms- do you need another or would it be imbalanced ( ie more bathrooms than bedrooms)
Could you make your family bathroom absolutely magnificent and put a door into it from your bedroom suite [ ie jack and Jill style]
I do agree with you that to have a bedroom, dressing room and terrace but then no private bathroom would maybe seem a little odd for future buyers......but are you doing this house for you to live in or for you to sell? If it’s for you to live in then you need to do what’s best for your family and how you live. Are there any more bedrooms on your floor? Will you have a teenager who is on the same floor as you and will hog the family bathroom? Do you all shower before work or after work...will there be queues for a single bathroom?
Personally I would either go for the jack and Jill option or have a small ensure and keep the family bathroom big and gorgeous. You only need 3 square meters for an ensuite.
I’m sure whatever you do will be beautiful.

And when I referred to the single bathroom I meant the only bathroom on that floor.

I think a family bathroom of 3m x 3.5m is fine; ours is smaller but perfectly adequate.

You may not quite need 2m for the en Suite. A decent walk in shower does not need 2m. Grab a bit more space for the main bathroom. We have three bedrooms with en suites and one main bathroom of about 3m x 3m for 2 bedrooms. We have a downstairs cloakroom too. Works well for us. So yes, you need the en Suite!

I think your plan sounds perfect. 3 x 3.5 m is a pretty big bathroom. why can't you extend back 3 m under permitted development?

5m * 3.5m for a bathroom is massive, even the split sizes are generous. I'd actually consider a bathroom that size to be a waste of space!

Our only bathroom is 2m x 1.8m and is still adequate.

You don't need 2m. Mine is 1.2 or something. It's basically the depth of a very big shower. It's perfectly sufficient. You can dry yourself which is all you need to do.

I agree with previous posters. I also think a bathroom 5+m x 3m is a complete waste of space. What is in there other than normal bathroom fittings?! Sounds like you have a generous house and if I were looking to buy, a lovely master suite complete with terrace & dressing room but no ensuite, with a massive family bathroom, would seem really odd.

Our family bathroom was smaller than what you're proposing for what you'd be left with, and we still divided that for a family bathroom and ensuite and both are great, perfectly functional.

I'd do the work!

What do you need space for in a bathroom anyway? Loo, sink, bath, maybe a laundry basket, and enough room to get to those things.

I'd always rather have MORE bathrooms.
