Planning permission for conservatory

I’ve managed to confuse myself

I know I can go out from the back of the house by 4m without permission.

However we have a downstairs bathroom that sits proud of the house (it was extended years ago when the council owned it to get rid of the outside loo)

So, does the 4m count from the back of the bathroom or the back of the house?

If from the back of the bathroom it’d be quite an epic conservatory

Allowance includes any previous extensions. You would still need buildings regulations for pd.

I’ve got a great chap who will be doing it, but only thought last night about doing a wrap around conservatory.

It would give us so much more space downstairs, and if we get one of the underfloor heated / thermal glass ones we could use year round, meaning we can enjoy the garden more as our front room gets a lot of traffic (human variety) past.

From the back. We got planning on our borderline case as the extra £150 it added to the whole process gave us peace of mind for when we sell. It's also worth knowing that it's not just the size of the extension that dictates if you need planning - we put a conservatory on our last house and had to get planning as it was close to a public footpath/right of way (maybe the law has changed since then but you get my meaning).

Planning authorities differ on whether pp is needed. We are in an area of outstanding natural beauty and need pp to breathe! No addition can be done without pp.

Conservatories are like any other extension in planning terms, although I think there are different building regs, so yes - you may need PP for a conservatory.
