I know that there are old threads on this but companies can change a lot in a year or so and I'm hoping for some recent opinions. I'm also finding that different review/comparison sites often have wildly different ratings for the same company.

So simple question, has anyone recently bought a property and can recommend their conveyancer?

It should be straight forward, no chain and empty property, only possible extra is that I'd want a deed of trust drawn up.

Money is obviously a factor, but I'd rather someone competent than someone cheap. Communication is important, if there are delays etc I want to be able to call and talk to someone who knows what's happening. I would prefer the option for going to their office, even if I don't intend to (harder to ignore someone stood in front of you), so an office in the south east would be preferred but isn't necessary.

Competent shouldn't need saying, but the last company I was recommended to I was told that it was perfectly normal not to have the property boundaries defined anywhere (and she wouldn't have noticed the massive differences between the plans) and when discussing whether there was a right of access or not "I agree that it's not very clear, but the house sold previously so it must all be fine". Not the house we're buying now, but definitely not going back there. Surely they're the sorts of things a solicitor should be advising you one.

I'd recommend Shoosmiths. When we moved recently they were by far the most competent conveyancers in our chain and really went the extra mile for us. Our case handler answered emails quickly and was easy to get through to on the phone, and on the rare occasion he wasn't there then someone else was able to help me.

Used several times, first recommended by an estate agent local to an area I was buying a property in, and still use him though he is not local to me (which is not a problem at all).

I’ve never known a solicitor to be so prompt in his respons and has saved at least one very tricky house purchase from falling through for me.
