Can I take a bit out of the kitchen to create a open plan kitchen/living area? (Pic included)

Just that really.

Would like to convert to a 3 bedroom if possible.

Do you think I could take a section out of the kitchen and remove the wall to create an open plan kitchen living area and a small bedroom for DD?

I tried to get planning permission to get the loft converted into 2 bedrooms but there was an issue with planning permission for a new window because the area is a conservation area

Any ideas greatly appreciated!!

Would they let you put a velux window in the loft area to make it into two bedrooms? Perhaps you could see if other houses nearby have similar windows?

could you remove the stair wall to make it a dining kitchen with the staircase open plan, then the room at the back could be 2 bedrooms

oh, hang on, thats a reception room at the back, I couldnt read what it said.
I can't see the dimension of the reception room, but remove the wall between it and the kitchen, plus remove the wall between kitchen and staircase, and you could have a great size of living/dining/kitchen, even if you move the kitchen wall to give you space for a bedroom.
Then move the bathroom along a bit too, give you 2 bedrooms in the remaining space. Not sure if that makes sense.

or do you have any outside space you could build on? An extension might be cheaper, even if it's a wraparound-style one.

What is on the ground floor? I'm assuming you don't own/have access to the ground floor?

I wouldn't move both the bathroom and the kitchen as the costs will start to spiral. The simplest solution would probably be to convert the current bedroom in to living space and divide the reception room in to two bedrooms, but to do so without losing significant space you'd need to walk through one bedroom to the other, which isn't an ideal solution. Otherwise you'd lose space to creating a corridor. Otherwise you could look at taking the wall out between the kitchen and reception room and then moving the kitchen to just beyond the chimney breast, creating a bedroom where the current kitchen units are. Or you could take out the wall between the kitchen and reception room, leave the kitchen where it is and divide the reception room to create a bedroom.

You'd need to look closely at the size of the room you'll end up with though and the balance between bedroom and "living space". Also consider your long term plans and options. Whilst adding bedrooms can often add value, these days if you do it the expense of living space it can affect the saleability of the property - lots of small rooms aren't always appealing as fewer larger rooms. Is moving likely to be an option at any point? Bear in mind that removing walls and moving kitchens isn't always cheap to do.
