Hello,

I am a first-time buyer looking to purchase a one bedroom flat, the property has been on with the estate agent since early September and is marketed at £275.000.

Would an offer of £260.000 be considered too cheeky or insulting to the buyer?

I let my solicitor decide what to offer (as we would be happy to go to asking if needed), was offers over 185 and we went in initially at 175, eventually settled at 182.

I think they expect the first offer to be cheeky tbh then hopefully settle in the middle.

See what similar properties have actually sold for (can be done on Rightmove) and take off a few grand as the market is rubbish.

Good for you - you can go up to £260k from there if necessary. Make sure your rationale for a low offer is sound though, as you can annoy the seller if it just looks like you are playing games.
