Landlord repairs

I an a private tenant who deals with a property management company rather than the landlord. There are 3 people living in my house. The landlord's washing machine packed in on Tuesday. There is no doubt that it is the landlord's obligation to fix it as the tenancy agreement lists it and says its their obligation. I managed to get hold of the management company worker yesterday first thing in the morning and he said he would contact the workman to come and fix it. That was over 24 hours ago of me sitting in waiting for a call and i havent heard anything yet.

Normally i dont think this is an emergency but it is only 4 days until christmas and this is my 3rd day without a washing machine. If the workman comes up and says it cannot be fixed, it will have to be replace.

Come anyone please advise me on how long i should reasonably expect to wait for the workman to contact/visit me and how long should i reasonably expect to be without a washing machine that i pay my rent for?.

It should be within a reasonable time .... sadly reasonable can be different to different people. No specific length of time is noted.
I would chase the management agent again to make sure they have actually requested an engineers time and if they have any suggestions in the interim.

I'd email the management company, clearly stating how long its been since it packed in, and explaining why it is so inconvenient. You could also ask them what timescale they're expecting for it to be fixed.
Fwiw, I used to be a landlord, and when I got an agent after doing everything myself for several years, I found them very leisurely about getting things fixed :-(. If you think it might help, cc the owner on the email to make sure they're aware.

Thats for the replies. I just called the management company and he said he called the workman yesterday and will phone him again now to give him a nudge.

Just took 6 weeks to get mine to replace the bath tap/shower system as it was only giving out tepid water. Too cold to use.
Me and dd had to use families baths for 6 weeks.
So it doesn't sound long to me

Also put it in email, it seems to get done quicker once it's in writing, over the phone they are so friendly and nice but nothing actually happened til I emailed
