New build contract - service installations

Hi all

We are in the process of buying a new build and we have a question about our contract.

One of the stipulations say: "Pay the rateable and reasonable and proper proportion of the cost from time to time of maintaining repairing cleansing and renewing any Service Installations and any other thing intended for the joint accommodation of the Property and the development"

Service installations are defined as "drains channels sewers (other than any Adoptable Sewers) pipes wires cables aerials watercourses gutters soakways and other similar installations (and any ancillary structures and equipment) now or later constructed within the Development or the Property has a right to drain through"

Does anyone have any idea what this means? Any help would be appreciated as the developer's solicitors are being very slow!

Is the estate going to be adopted by the council? Our estate has been adopted so we are no longer liable for this.

Our solicitors haven't got the foggiest so they have passed it on to the developer's solicitors.

The roads and pavements will be adopted by the council yes but it doesn't say anything about us not being liable once adopted.
