What is included?

We've just accepted an offer on our house which we're reasonably happy with. They have now asked if the oven is included. It's a good gas double oven, less than 2 years old. We also have a velux window we never got around to putting in. I'm right to say yes, and you can have the velux too, right? The window and oven cost us nearly £1k together and are in perfect condition.

You can either say they're included or say they can have them for a fee e.g. £500 for both. The solicitor will send round a fixtures and fittings list which you'll need to complete and you can state on there what is included/excluded and any items you are willing to sell to them.

Unless it's included in the conditions of sale they can't assume it's theirs, most people leave them though. Unless you were planning on taking it to your new home then say yes, otherwise you will have to pay to remove.

Your Memorandum Of Sale will state what has been agreed as part of the agreement in regards to extras. Eg if you agreed for the Velux window & double oven to be invluded with the house as part of the agreed purchase price, it will categorically say this on the document you received by your estate agent.

Is the oven fitted? If so then it would be expected to be included. If not, will you be able to utilise it where you're going? If so then say no & take the oven to your new place. The velux I assume they saw loose in the garage or something as you say its not fitted? It would certainly have a value & id be inclined to ask for something for it, depending on what it cost you. It seems that they haven't asked about that though, so the question is do you want it or not? Can you use it? Do you want the hassle of getting rid?

Why not straightforward? If it’s fitted, it’s included.

If it isn’t fitted,you need to agree if you’re leaving it and if there’ll be any payment. If they don’t want the stuff, you take it with you.

Not straightforward in that now we need to decide whether to ask for money for them or not. We don't have a property to move into yet. The oven is not fitted. I will probably say yes to the oven for now and not mention the velux yet. Thanks again.

If the oven is freestanding, it is usual to either remove it for your next house, or charge the buyers for it. I have always taken freestanding cookers with me anyway.
The velux - would you have a use for it? If it was bought for your house, I would leave it. I would charge for both items.

But the memo of sale will only reflect what has been agreed between buyer and seller, and it sounds in this case like no agreement has been made yet concerning the oven or velux window.
