40k to do up this house, what could we do?

We are considering buying this house and would have 40k to do it up. Firstly is that enough? And secondly what would you do with that budget?

Have you viewed inside? There’s a worrying lack of inside photos that would suggest its in a bad state?

The kitchen is pretty bad as is bathroom- they both need replacing but you could live in it for a while. Apparently all electrics, gas, heating all works. There are radiators in all rooms and it has a combo boiler but it looks pretty old. There isn't any damp but all windows and doors need replacing. Wallpaper downstairs is starting to peel off.

I have 2 young DC who would love the garden but the driveway is too small for 2 cars currently.

I would start with the essentials which in my mind are a re-wire and new central heating/boiler. Then kitchen (including knocking through to the dining room and possibly doors to the garden) and bathroom. Remove the fire place.

I would paint the whole thing something neutral and decorate as and when I had the money - from the photos it doesn't look too bad, just dated. Flooring might be an issue but you might be able to cover it with rugs.

It's difficult to know how far the budget would stretch as re-wiring and central heating might throw up problems as might the survey. Start with structural things and do decorative things as money permits.

It’s a lovely house and garden. I’d buy it in a heartbeat but treat it as a long term project. Get the essentials done with your £40k.
Any money left over - why not save it for a while and live in the property for a bit before you decide what to do? No point in blowing the lot on a cheap kitchen and bathroom and then decide you want to replace them in a couple years. I’d even live with the windows if possible, because you may ultimately decide to add bigger doors or even an extension, future budget permitting. Once moved in it would be good to renovate room by room, concentrating on downstairs as that’s what most visitors see. Some rooms such as the living room and hallway you could probably make a big impact quite easily by decorating and put in new carpets and a new fireplace.
