Professional clean prior to tenancy

I’m a first time LL

The flat we bought is clean to good domestic standard

Do I need to get it professionally cleaned before the new tenant moves in??

Normally the tenancy agreement would include something along the lines of the tenant leaving the property as it was found.

So if you expect them to have it professionally cleaned when they leave then you should.

Personally I have the carpets & windows cleaned by a contractor & do the rest myself.

I'd agree - carpets and windows professionally. (didn't do the carpets last time as they were all brand new)

and make sure the rest is to military march out standard - inside window openers, the works.

get it recorded by an agreed inventory.

The agency who rent my flat got it professionally cleaned, then there can be no arguments about the condition.

Get it cleaned preferably. We are in a rental and it was the landlords family home before we moved in. The house was absolutely filthy, and that was after they had “cleaned” it.

We spent a lot of time cleaning before we moved in and we shampooed the carpets and redecorated several rooms. We have been here over a year and it still feels disgusting in some places as I don’t think it was ever been properly cleaned in all the years they lived here. Cobwebs everywhere, dirty windows, gas hob pan supports minging (which I just can’t get clean, proper baked on stuff), bathroom horrific and the shower cubicle has grime on there that I can’t remove....the list could go on.

It’s not through an agency so no-one to complain to. We refuse to spend the money on replacement job, shower cubicle etc as it’s wasted expense for us on an already pricey rental. It’s a great house in an excellent location and could be stunning (just not been looked after), but I can’t wait to buy our own place.

However you do it, get photos signed and dated by both parties so the condition is agreed to. That way, when they move out, minus any reasonable wear and tear, you can expect it back in the same condition
