FTB - what docs will you need to supply to conveyancing lawyer?

...and is the ability to upload these digitally going to save you a load of hassle?

Sales Memorandum (supplied by EA)
ID documents, certified by a professional.
Mortgage Offer - this will be supplied by lender direct to solicitors.
Proof of deposit
If anyone is gifting funds, a gifted funds letter plus donor's ID
Cash on account to purchase office copies (title deeds) and searches.

Uploading documents will be less hassle than posting them, but doesn't really make things happen quicker. Most uploaded documents will sit on the file until needed.

Thanks Tiglet - trying to decide whether it is worth using an online conveyancing firm - only buying the list of docs you have provided above doesn't seem too onerous.

If you can get a recommendation from someone for a solicitor, even if it’s not in your area and you you don’t meet them in person etc so using them in the same way as an online service, I would do that.

Online services I’m sure can work well, but they are generally very big bulk process solicitors and more prone to make mistakes and slow the process down (in my experience).

If you have a very straightforward purchase this will probably be fine, but if there are any boundary complexities, it’s leasehold, you have certain deadlines or anything similar I wouldn’t.
