Broken microwave

We move next week and the microwave has broken

It’s on the fixtures and fittings list

Do we need to replace it before we move next week?

Do all items on the list need to be fully working?

Yes. Technically everything you said was included in the sale should be in the condition it was at exchange. This is why, just prior to exchange, buyers are advised to check that everything is as they expect it to be.

Put yourself in your buyers' shoes: how pissed off would you be to find something you are paying for is broken?

Are your buyers friendly? If so, why not contact them and tell them that it's broken and that you'd be happy to pay £X to replace it, but if they want to buy a better one for £Y then this is their chance?

They might not even be bothered if they have plans to change the kitchen.

They are replacing the kitchen

Today was exchange date and they told us something came up on the surveyors report 2 months ago and could we now knock thousands off the price. We said no

I don’t think the relationship is good enough to approach them

Right - well if you didn't update via your solicitor that it was broken you should leave a working one. I would buy one as cheaply as you can second hand and leave that.
