How much did you spend on your extension?

Just being nosey really. We are in London and can possibly extend up into roof or to the side or as a garden studio. We'd like to get some extra reception/bedroom space for guests and a utility area.

This is what we are thinking. The same would mirror upstairs. It’s an end terrace in Lancashire I don’t know if the stone walls are an issue but other than that and the planning permission side I don’t think it’s too complex.

A good source of info is the planning part of the council's website. Search for roads with houses like yours and you'll get results for houses that have already gone through planning. If you look at the drawings attached to the planning permission you will often see the name of the architect / the person who submitted the drawings. Sometimes worth a call if you plan on doing something similar.

Our whole family use the same builder - he’s actually considered expensive but he’s so bloody good. Tidy, never leaves until the job is actually finished completely, and I’ve never had even a slight issue with anything he’s done. Actually - that’s a lie - he made a mistake and didn’t put any electrical points in one half of my kitchen so had to chisel out the walls when I asked him where I was going to plug my toaster in. Hmm

Re architect - our first one was awful - he was retiring and basically didn’t give a shit. His measurements were wrong etc missed entire walls out. So this time we did exactly what a previous poster mentioned - looked at houses locally that had work done and used the planning portal to find who was the architect. Very happy with the guy we found.
