Why are my loft conversion quotes so high?

We're looking at having our loft converted into a bedroom. We're not having an ensuite or dormer or anything like that. So far the rough quotes we have had have all been £35k - £45k. Everything I read suggests this is more in line with a dormer and ensuite conversion! Why is it so high? Or are prices just increasing? We're in Surrey so that will be a factor but it still shouldn't be that high should it?

Are you having scaffolding? That will be a good chunk of the cost.

We did a bungalow loft conversion 10 years ago (2 bedrooms and bathroom) and it was about 25k then. That was in Edinburgh not the south east.

Yes to scaffolding. We're have a double winding staircase which I believe costs more too.

Do all these figures include the drawings and building regulation fees or were they on top?

Our work was about £52. Plus cost to decorate and bathroom fittings but inc new boiler.

Mid terrace but side to side sloped roof so was hip to gable both sides I think rather than dormer.

Surrey / London borders.

That included drawings and fees etc.

Ours included drawings/plans but we paid for private building control which was a few hundred.
