Nobody will let me rent

So I'm a student with a part time job. I have a 3 year old and I currently live with my mum. It's becoming pretty unbearable for a few reasons and I'm desperately looking to move out.

The problem is because I don't earn that much and most of my rent will come from my student loan, nobody wants to let me rent :( most properties want me to have a Guarantor who earns over 20,000 and the people I do know (siblings/ other family members) will not be my Guarantor (frustrating but I don't hold it against them.

recently had the most perfect property come up, fell in love and was desperate to rent but once again no Guarantor. I was thinking about calling and saying I do have a Guarantor who earns 15,000 would they consider that? Feeling very miserable about this :(

A lot of universities offer their own accommodation for students with families.

Accommodation for families at universities was the first thing I looked into, but they are in very very high demand and the support they offer at uni to help you find a family home is not fantastic, they sent me links to houses on accommodation websites which were not suitable at all often very shabby and very high up flats :( it's best taking it into your own hands when in this situation

Though it is just near enough impossible to find the most basic of two bed houses that doesn't look like it's falling to bits and that doesn't cost like £1000/ and when you do find one are they willing to accept you when they could wait and possibly get someone with a full time job which does sound better than "student" to landlords!
