Is this too much work?

I absolutely love the look of this property, but am I totally mad to consider it?! I know it needs a lot of work but I think it had huge potential.

I would not touch this with a barge pole! But then I have no desire to give my whole life over to DIY and spending money on tiles.

* I don’t think a property is mortgageable without a working kitchen.*

Plug an electric cooker in = working kitchen 😂 of course you can get a mortgage on this, it’s just a big standard repossession m, probably needs £50k spending on it. It looks in better condition than my current house was when I bought it.

BubblesBuddy · 30/10/2017 14:43

The kitchen is tiny so the layout is not good. The leylandii hedges are awful. They dominate and that would make me run a mile and will do potential purchaseers if you need to sell it. Could you get them cut down?

emsyj37 · 30/10/2017 21:04

Looking at the floor plan it is very small.

Bluntness100 · 30/10/2017 21:11

I don’t think it’s looks that small and it’s a good price for the area. In fact done up I guess the price would be at least 100k more. I imagine there will be a lot of interest.

I’d knock down the wall between the living room and kitchen and have a big kitchen diner, and make the dining room a living room.

I’d knock down the wall between the living room and kitchen and have a big kitchen diner, and make the dining room a living room. That's what I thought too.

There's a lot of scaremongering on this thread. The shed in the garden looks to be made of wood. It sounded like a PP was implying asbestos or something.

OP, I hope all this hasn't scared you off. As long as you get a survey done.

Bluntness100 · 30/10/2017 21:55

Even if it was asbestos on the roof it’s still only s couple of hundred quid to remove, so no big deal.

I think maybe a little bit of very worst case on the thread, but I think there is a lot of money to be made on that property,...

Vitalogy · 30/10/2017 22:01

Oh right, the little outhouse/hut roof.

Thank you so much everyone for all of your comments, incredibly helpful. The shutters are now off of the windows, and they are in good condition and wouldn't need replacing. They were put on as it's a repossession and it was to stop the previous owner entering the property. The current kitchen is ridiculously tiny so was thinking turn that slave into a downstairs loo and then add an extension off of the back to make a large open plan kitchen/diner/lounge area. Bathroom whilst small only needs tiling. We wouldn't have to live it when work was going ok so not concerned about that. Would either sell ok when done or rent out depending on the market.

Then I’d go for it op, the price is excellent, but I do think there will be some competition.
