Would you do this work in an attempt to increase value in a stalling market?

3 bed 60's terrace in nice village in S. Bucks....would doing any of the following add value / profit in current market?

Adding a downstairs loo.
Converting the integral garage to living space.
Kitchen is currently at the front but could flip this to the large lounge at the back so that there is a large kitchen/living/dining opening on to garden and the old front kitchen (merged with converted integral garage) becomes a nice front lounge.

None of this increases the footprint but would be much better use of space and more desirable --- but not sure if in current stalling market it would make a profit if this work was done - or would you leave it as it is?

We looked for ages to find a house with a garage for our bikes. They’re hard to find in some areas but invaluable if you’re into bikes or for a workshop or home gym.
Also can be used for the washing machine and dryer to free up space in the kitchen.

Looks like a resounding No! garage is internal to the house and house is terraced so wouldn't be cold if converted well and would help insulate rest of house. It is also possible to leave front 5 feet or so of garage for bikes as it protrudes away and integrate the back of 12 ft of garage with the rest of the house - but that might be a decision best made by the people buying it.

We are in the process of updating our house for our benefit rather than to sell.
It’s a very very long process.
We started in March with the architect, got planning in August and the real struggle is getting builders to show interest and then quote.
We have 4 builders engaged with us since September but only 1 very overpriced quote has come back so far.
We are on the verge of giving up!
