How much would you offer?
It was reduced a couple of weeks ago but I don't know how much it was originally. We haven't viewed it yet Blush but are keen to get out of our current area due to personal reasons.

Shaker is where the cupboard door has like an in-laid bit rather than it being completely flat.

It needs painting and modernising (from the photos), that’s not ‘a lot’ of work. Nothing needs to be done to make it habitable (my view of ‘a lot of work’)

Seems like a very fair price if it’s a cheap part of the country, on street view the rest of the housing estate looks fairly well kept.

I actually think it looks like it's been carefully maintained. The decorating work looks careful and neat, it's just the colours aren't to everyone's taste.

I suspect that hall carpet would look infinitely better if the walls were grey, not turquoise.

To me a house that needs lots of work has damp or structural problems, needs a total rewire, new heating and new plaster throughout.

Whisky - that's pretty much all that my rental house needs ! The landlady isn't bothered though. If we love this new house then every time I get cold feet about moving I'm going to take myself off to look at the mould that has started coming back in the bathroom!

I parked up on the street yesterday for a bit and it seemed quiet and well kept (it's half term too).

If it was for ME, it would need a lot of stuff doing, but just cosmetic. Nothing to worry about.

The hall carpet would be nice enough with white/grey walls (depending on the colour of the lightest stripe in the carpet). That's all I'd do initially anyway. Hallway last.

Every single room pictured needs repaintng, that takes time IF you do it properly.

Kitchen needs sorting out to your own taste (for me, that red would be gone & maybe replace the cabinets depending on what they're like & if they can be painted. Looks like it could do with a much better layout & doors from the diner end into the garden. I'd put the boiler elsewhere But the kitchen is serviceable for now.

Bathroom needs total overhaul, but some/all of the whitewear might be ok.

££££££££

(So hard to say, that would easily be £350+ around here. You can't even get a flat for that)

All you can do is look at the recently SOLD prices.

No idea how far it is from you or what you're able to do, but I'd advise going at different times of the day evening as much as you can. Maybe knock on the neighbours doors have a chat.

Hopefully some people more local to that area might reply.

It's fine for that price, no immediate 'OMG that's going to cost a fortune to fix' evidence in the photos.

Just remember, the view could be built on if the land is sold, so wonderful as it is, don't make that a priority as it could change drastically. That applies to anywhere in the UK, not just your area, but no harm to check it out and see if it's outside any local building plans (Planning Officer can help with that)
Do still go for a really good survey, I'm a fan of Full Structural which although expensive can be an eye-opener.

All things considered, it looks as though it will be a lovely family home Smile Flowers

Loads of work? Quick lick of paint, wallpaper strip, and replace kitchen blinds and it would be fine, as a start. A weekends work, with a couple of mates’s help.

I forgot aboutbthe garden, for ME that would take quite a bit of £ to out right, but like everything else, no hurry, but I'd want to do at least stage 1 early spring.

I wouldn't buy a house without a full structural survey. They're expensive, but FAR less so that problems it might uncover.

If you use Facebook, try getting onto some of their local groups etc.

There are lots of perfectly ok reasons they might be selling so quickly, but I'd want to find out as much as possible because it MIGHT be something like a new housing development replacing the ponies 😕

Oblomov. Dream on. The ENTIRE house needs reprinting and most people when they own a house want it done properly, not a slap on coat barely covering the hideous colours underneath.

Then there's the kitchen, the bathroom & the garden. It's a lot of DIY IF you want a decent job done.

It's not 'major work', but it's far from a weekend job.

Ooh I didn't think about the land potentially being built on. Good shout (although the view is an added bonus for us and not an essential).

I wouldn't say it could be done in a weekend... But hey, it would keep us busy for a few months! I like a house project.

Paint everywhere, yes, but the rest can wait surely?

Glad someone mentioned the potential for the land behind to be built on. That's going to happen to our open views over horse fields. We had to be quite firm with the agent about not using the photo they took from the upstairs window.

We're selling to a local, anyhow, but wouldn't have wanted to mislead someone new to the area by omission. You need to check the council planning portal as well as googling for the local plan. This government are of the mind of the more newbuilds the better.

Comparing to where I live, a decent sized 4 bed like that, with large garden and pretty countryside views, that price seems like a bargain.
If you can afford it, I’d offer near asking price.

One thing....I’d make the room with the cot the main bedroom.....that double bed squished in put me off a bit.

The main bedroom is a weird shape so cramped around the bed, but it's a lot of house for the money. Someone needs to wrestle the tin of turquoise paint out of the vendors' hands and bin it though! The garden has potential - it's a good size but very uninspiringly done.

The stair carpet is nice - would look fine if the paint work was toned down.

Overall the whole house looks fine as it is, just needs a bit of painting over the bright colours and e.g. loosing the red blinds in the kitchen.

You lot are picky for £140k!!!!!!!

The issues are cosmetic though, and a question of personal taste, not a reason in itself to reduce the price. That is part and parcel of home ownership.

The striped carpet would look fine with neutral walls. As would the bedrooms. Sure, the bathroom could do with updating, but if it is functional, no leaks etc then most people can make do until they can afford to replace.

Round here, that house would easily be £300k. I would expect that one to end up around £140k.

I disagree. My friend moved into a house. Dh and I volunteered to do a bedroom. She had 4 other couples helping. We all striped the wallpaper, sugersoaped, watered down base coat, filled, rub down, sand down, filled again. Second coat. Final coat.

We did it properly. The walls were good.

Hey! Yep, it's sold to us - I'm so so excited!

Can't wait to get in there and convert the "garage". I'm thinking it should be split into three - toilet area, utility area and a playroom. Getting rather carried away, ha!

It was bigger and much nicer in person... Very clean and tidy too. And the village is gorgeous!

They refused £135,000 but accepted £140,000 :)
