Town house pros and cons

Viewing a town house tomorrow, need to upsize from where we’re living now.
Layout is:
Ground floor - garage, utility room, shower room, bedroom (thinking of turning bedroom into playroom for DD) large garden
1st floor - kitchen diner & lounge
2nd floor - two bedrooms with ensuite each

DD is 19 months old so will be sleeping on the same floor as us (obviously!)

Can anyone who’s lived in a house like this with a little one tell me the pros and cons please? I really like the house so may be looking at it through rose tinted glasses!

I’ve been living in a townhouse for 2.5 years since my DD was a similar age. Even now she hates being on a different floor to me. I’ve seen/heard her fall down the stairs too many times. And there’s nothing worse than getting in the car and realising I’ve left something on the top floor. I can’t wait to leave!!

I couldn't sleep 2 floors away from my kids.

Well..

I went to view it. Didn’t like it at all! It was tiny compared to what it looked like in the pictures, there’s no way you could even put a bed in the bedroom on the bottom floor.

Obviously wasn’t meant to be!

I love and hate ours in equal measure! We’re lucky as we have a more traditional layout, kitchen/living room/toilet/utility on ground floor, 2 x bedrooms and bathroom with bath on first floor (we use one as an upstairs living room) 2 x further bedrooms & ensuite on top floor.

Positives

  • rooms are massive, literally every room is really big
  • you can do to a different floor and feel like you’re in a completely different place
  • everybody has their own space, we have sky multi room and you can set the DC up in one of the living rooms whilst you do housework mumsnet etc

Negatives

  • if it’s a new build type the noise transference between the houses is absolutely awful, you can hear your neighbours walking around in their house and they can hear you (and bloody complain about you walking around your own house, a whole other story)
  • on our estate, those houses with an upstairs kitchen do take ages to sell and sell for much less
