Old boiler / dodgy garage roof

On last queries in long chain and hoping to exchange in a couple of weeks. Couple of things have come up:

  • survey said iffy garage roof, roofer out last week agreed approx £600 repairs
  • boiler is 12 yrs old so I’d want to replace pretty urgently just in case

Are either of these justifies to go back to vendors and ask for cash contribution to costs or negotiate sale price or is that CF territory??

Depends what type of boiler surely? My last one lasted 20 years and I hope the new one will do 25+, but I don't have a combi.

A new boiler could cost you £3k so I would negotiate the price down by about £4-5k with the hope of meeting the price midway.

12 years isn't that old for a boiler. Has it been serviced recently?

If a decent make a new boiler would be a luxury not a necessity and the garage roof is pennies.

If a Worcester then it should be fine even if you're in a hard water area.

Why would you replace it if it hasn't died yet?

My Calloway is 20 years old, still going strong and easy to get it serviced and spares are widely available as not expensive.

I don’t think either of those warrant renegotiating.

Our survey said boiler needed replaced when we bought our house 13 yrs ago but it is still going strong! Serviced every year and it’s fine. (Oil boiler).

We only got our boiler replaced this year when it was 29 years old. And only because the replacement parts were no longer available. It was serviced annually, very clean inside (service engineers always commented- apparently it’s a good thing!) and we only spent about £35 pcm on gas.
12 years old for a boiler (if a good make!) is fine.
So to ask for a reduction on that basis might be CF territory. Smile

Thanks everyone - very reassuring about boilers, I don’t know where from but I had 10 yrs in my head!

Probably won’t make a fuss about either then.

To be honest you can only insist on reductions for things you couldn't be expected to know from viewing and are a problem.
I don't think the boiler is a big problem, the roof sounds like it is and you wouldn't have known, do it might be worth asking for a token amount.

Our boiler was a valiant and was nearly 40 years old! We only had it replaced because of a major refurb. They were made much more solidly in those days, and no computerised parts to malfunction. The manufacturer's would have you believe that a 10 year old boiler is old and needs replacing, but then they would, wouldn't they?
