We have finally put our place on the market to look for something bigger for our growing family.

It's only week 3, there haven been 3 viewings and the estate agent is already saying to me that it's a "weird market" right now.

We live in an area of London where things usually sell like hot cakes.

Have started to look at places to buy as I would like to have found something if we get an offer... it's just making me feel a bit uneasy.

Anyone have anything constructive to say that would make me feel better? Or just some good advice Hmm

@SilverSpot I’m not saying everyone wants a house in the Burbs. But I’m thinking back to my Bachelorette pad - I had a 2 bed 2 bath in Battersea, seconds from the river and a walk to the Kings Road.
These days, a person with the equivalent job, wouldn’t even get a studio in Battersea or Shoreditch. That’s the crap bit.

HPC makes me laugh, the crash has been imminent for about a decade on there, and now we have a relatively black swan event like Brexit throwing the economy into huge uncertainty they are congratulating themselves on how right they were Hmm Something about a stopped clock springs to mind.

I almost got sucked in as a nervous first time house buyer...”what if the crash really will happen just as I buy a place”? That was about 4 years ago, the part of London I’m in has rapidly gentrified and the chances of me being able to afford this house (or anything like it) if I’d just kept renting is virtually zero.

In fact if I’d taken their advice and done that I’d probably be on there right now praying for a crash with the rest of them.

"Like Stalin with a Boden catalogue" made me laugh. A lot of Mumsnet is like that - the values are liberalish, the fiscal decisions are definitely not. They do have a point that the levels of self-interest amongst those who already have plenty can be a bit difficult to swallow. Shame they had to make it with such sexism, really.

Hmm yes agree the casual sexism is really lame (time of the month? Really? Are they all 14?). I dip in to read the site occasionally just out of interest, especially as I know they will all be getting sticky pants over the drop in the market at the moment. Was waiting for this thread to pop up on there!

I certainly have never felt entitled to make a huge profit from property, first and foremost it’s a home for me and my family. I think it’s fair enough to want to make the best decision financially. We will benefit from lower prices when trying to upsize and I’m totally realistic in knowing we will get a lot less than 18 months ago.

I wonder what they think someone in my position should do (need to upsize). Move out to a cheaper area (no because we push prices up there)? Take on a bigger mortgage here (no we are idiots over leveraging ourselves in that case)? I suspect the answer is sell for 50% of market value to one of them and then go into rental for the rest of our lives... then join HPC and rant about it forever 😁

whiskyowl we're on a tracker and won't switch. I think even if interest rates rise, they aren't going anywhere fast for years yet. We've got 0.45 above base, so a cracking rate really.

They’ve misquoted me on there. Doesn’t bode well for their collective intelligence level.

And yes like a stopped clock they’ll be right eventually after decades of being wrong. Good thing I wasn’t spooked by house prices when they first started gnashing their teeth. I’ve been living mortgage free in London for years now....

Just sold our flat in a trendy bit of SE London - it was valued at 475 a year ago for the lease extension - valued at 425 for sale in july and we sold for 415 in about 3 weeks (only two offers, 415 and 395.) We weren't going to hang around for asking price in that market - we had it up for sale three years ago (chain fell through when I was heavily pregnant so didn't go through with sale then) and received four offers over asking price on the first day so massive difference since then. Anther flat on our road for 425 has been up for 8 months and reduced to 400 now but still not shifting - didn't compare that well to ours on size and decor so there's no way they'd get 425. We paid asking price for our house in tunbridge wells though - market still seems quite strong here for the moment.
