Location Location??............but bloody ugly house!

I am trying to buy a home for me and dd as a result of divorce.
I need to be in a certain area due to dd school access and my work access.
I have a limited budget so as a single parent I can afford-
A reasonable 3 bed house and garden in a not great area inhabited by a LOT of students and industrial buildings, despite not being a great area surprisingly expensive due to student lets but my dd can walk to school and I can access road network easy to get me to work.

OR
An ugly house with small garden or a very flat but in a much more favoured, quieter, family friendly residential area, easy for me to get to work, a bus journey for dd to get to school?

When you search on Rightmove, are you looking only up to £185k? I would put in £200k as your upper limit (if you're not already), as there is every chance someone with a £200k listing would accept an offer of £185k or even less.

Front a bit scruffy but good house.

The quite nice kitchen is the high point of that house, isn't it? One of the bedrooms comes off another one and has the boiler in it - might put of OP.

Tile Hill is quite studenty though; I know as I lived there as a student.

I was in agreement with everyone else until I looked at the house in street view. I don’t think the close is nice-very scruffy. Plus that open access at the back isn’t good either and that combination of culdesac and wasteland out the back means it’s where gangs of local kids will hang around sitting on those verges.

Couldn't you have the pebble dash rendered flat and get a nice new door if it bothers you that much?
