Help! Changing layout of flat but really stuck on what to do. Which floor plan would you choose? Or another idea?

We’ve bought a flat but don’t like the layout. It has one large, windowless “bedroom” at the back and we need to change it.

The bathroom and ensuite (if knocked through) would have a window.

We have two children so would really like three bedrooms if possible...

And this flat is very much an investment that we’re going to be selling in three years (if all goes well).

How would you change this flat?

I posted a similar chat about it before and got some amazing ideas. We’ve narrowed down to two options now, but work is due to start this week!

We’ve had approval and a quote to swapping the windowless bedroom and bathroom around for £15k (plus a few extra bits). But now wondering if that’s a lot to spend when we could be smarter in another way...

5rivers the quote didn’t include the ensuite and it was all reusing existing materials (bathroom, kitchen). But I have a feeling I’ll eventually end up spending more like £25k to have it looking like I want Confused - eeeeek! But it’ll look loads better when it’s done!

Stripey can i ask why no windows in these rooms? Are they party walls?

On the right hand side of the living room is there a window plus French/patio doors ? If there is build an Upside down L shape stud walls and make a bedroom on that side out of the living room, using the window for the bedroom.
Then use the bit above it as your dining area with the French doors. Leave the kitchen roughly we're it is now on the top wall. On the left side take out the stud walls from the study and the cupboard like both of your other designs to make the hall way narrower and you will have a good size living area left, open plan with the kitchen. Or move the kitchen completely to the right hand side of the flat and make all the living area on the right.

You won't have to move any bathrooms and might not need to move the kitchen area much either.

Sorry can't attach a drawing of my idea but hopefully you understand it ?

I'd do the main bathroom now, you can always add the en suite later, or new buyers will realise they can add it if it's a deal breaker for them. Mumsnet is obsessed with en suites but no one I know has one.
