What's wrong with our house?

Hi all. I'm a retired gran living in west London with DH and I would really appreciate some practical advice please.

Our house has been on the market for 4 weeks and we haven't had a single viewer. I know the price may seem high but that's about average for this area. We can't work out what's wrong with it. We know we could rip out the brown bathroom, paint all the walls white, etc, and if we haven't sold in six months then maybe that's what we'll do. But we're just wondering if there's anything obviously "wrong" that we can fix without spending too much money. We just want to get some viewers! Any practical suggestions would be most welcome...

The value you can sell at is the sold prices of other similar houses (not asking prices) minus the amount that would need to be spent to get it up to scratch.

It is overpriced because you are trying to sell it as if you had already done the stuff that needs doing.

The bathroom and kitchen are very, very dated.

However, if the price is right, that should not put people off. If the price is comparable with houses in the area that have modern decor - you need to knock your price down to reflect what would need to be spent.

Dated. Only one bathroom, which is really dreadful, sorry. Would need totally redecorated and new bathroom, possibly kitchen. So the price needs to reflect that, sadly.

Looking at your house I think id need to spend ..

New kitchen 20k (floors, units, tiles)

Electrics updating 6k?

Heating/boiler? 15k

Repainting throughout in modern colours 2/3k

Wooden flooring or carpets throughout £?

New bathroom 12k

Windows?

Nearly 1 million and the whole house is in need of modernisation.

The kitchen and bathroom need replacing. Every photo I looked at I thought more money to fix that.

It's a lovely house OP - with a LOAD of potential. However, in the nicest possible way, it is dated and there is quite a lot of work to be done to get it to appeal to the majority of people.
So it's a choice between, lowering the price so that potential buyers have the money to make their own changes. OR, doing the work yourselves.
If I had the money I would absolutely buy it, but would definately want to make the changes myself.

It's a house that is a total project in every single room so people will take that into account when thinking if they can afford it.

I would buy it, (but unsure of the local market rate) as I always buy a house that needs refurbishing to make money.

Kitchens and bathrooms are expensive to sort out and yours are unliveable with for any modern family/young couple. Sorry to be harsh, but it's not to modern tastes at all

I know I live in a much cheaper area, but the thought of spending that much for a house with only one bathroom, which would almost immediately need ripping out? A bit eye watering.

It's a lovely house but I would find it very old fashioned 80s/90s and expect to need to give it a new kitchen/bathrooms/flooring and completely redecorate throughout - that knocks £100k off it

OP, your house is beautiful and looks like a much loved family home but its dated and would need money spent on it to bring it up to a modern day standard.

It’s a lovely house, it’s just massively overpriced bearing in mind the amount of work that most people would want to do. Just looking briefly I’d need to:
Recarpet throughout
New bathroom
New kitchen
Landscape garden

Those things alone are £££

I am not an expert on your area though

I'm a bit obsessed with looking at property though and that was my first thought before looking at the house.

Your garden is so lovely. (I don't have one so always notice that first!)

Whenever I see a dated house, I think, 'They haven't spent money on this house in years,' and my mind automatically starts thinking about not just the decorating but also the things that can't be seen - plumbing, electrics, roof, heating, maintenance, etc. and how much money it's all going to cost.

I would think that interested people would still view with the idea of putting in a offer below the asking price.

It's only the bathroom that I personally would have to change immediately-the back garden would put me off completely though.

It looks really small & no good for kids to play in.

Yep the decor is dated. No offense. Looks perfectly maintained and clean. I would be ripping the kitchen and bathroom out and redecorating theoughout but would want to do it myself. The 3rd bedroom is a box room. The house is very small but I am used to Sheffield prices so ignore me. The feont of your house looks beautiful. What does the rear facade look like?

Can you paint over some of that ginger pine? It screams '80's' ! We had that in our cottage and DH painted it over.

If I was going to spend that much on a property I'd want it ready to move into but to be honest it's very dated and needs a total overhaul.

New kitchen, new bathroom and a downstairs WC added. New flooring throughout. Painting in every room.

It's a big project if you've also got a young family (which I assume is who you are aiming at)

Yes I think it’s about 100k over price.

A buyer who takes on your house would have to do quite a lot of work and should benefit from the resulting house price increase

It looks dated with a gloomy bathroom. I looked at and immediately thought of the ££££ to gut it and redecorate.
