Rough prices to renovate 2 bed terrace???

There is a two bedroom terrace for sale that we are considering buying as a buy to let. I haven't actually viewed it yet but from what the agent says it needs full replastering, new kitchen and some windows/lintels need tending too.

I guess it may need rewiring, new flooring throughout, possibly a new boiler. He didn't mention the bathroom but given the condition of the house in general it wouldn't be surprising if some work was required there too.

We are in the north west. Realistic ideas on costs? It is only on for £90k and end value is probably around £130 so wouldn't want to overspend on doing it up and sadly no one handy to help out so would be paying for all labour.

That's an awful lot of work. You'd probably need to have good contacts and diy a lot to break even. Personally, I wouldn't touch it with a barge pole.

£40k isn't a lot for a rewire, new boiler, kitchen, bathroom, flooring etc plus the hidden problems you will find + decorating.

On the plus side, if you are getting it 'done' you can get it done to be suitable for BTL so hard wired fire alarms, fire doors etc. Easy to clean / easy to replace things.

£3k for rewire, £2k for boiler, £1k for flooring, £2k for plastering (guess), £2k for windows, £8k for kitchen, £3k for bathroom, £1k decorating, probably £3k contingency? That would be £25k for basic stuff and a fair amount of diy. There might be other things you want to do too.

Longandshort, that sounds very optimistic... A pretty basic boiler is 1k + radiators+ valves + pipes + a few days labour... Flooring -assuming 70sqm in the property would work out at less that £15/m including any underlays and labour, windows x 5 + patio door for 2k? Your pricing looks like it's for basic materials only and does not include any labour...

We have recently started renovating w terraced house In the NW. So far rewiring has cost 2.2k, plastering 2.6k, flooring in Living room 1.5k, carpets 1k, kitchen 9k, doors 1k. Still got decorating, garden and some flooring to do

4K for all plumbing, 2.5k wiring and lighting, 2.5k plastering (£400-500 a room), 2k kitchen, 1k carpets, 1k wood burner and fireplace, 2k joinery (skirting, doors, etc), £500 paint, 8k extension is my budget for my 2 up 2 down I'm living in. I spent 40k on the last one but half the house had to be rebuilt (I did know this when I bought it). If you a lot of the unskilled work yourself and buy good quality fixtures and fittings but not expensive ones a lot of money can be saved. Shop around for things or open an account at a local builders merchant to get a discount on building materials

Yes, even very optimistically it's at least £25k for very basic. And that doesn't include anything not mentioned (e.g. front door, patios, garden,...).

Thanks all! That's what I was thinking but Doesn't look like its going to be a goer anyway now as just went under offer.
