how flexible are you with viewings?

I was turning myself in knots trying to always be available when the agency wanted a viewing and last Friday I was unwell as was dd2 so I cancelled the 5 pm viewing and the relief was immense!

I've now decided to be flexible if I can be but if it's really not convenient to say no.

Although I've just booked a viewing for tomorrow when it's not convenient so already I'm going against myself Confused

How much do you want to sell? Are you doing viewings yourself? If you don't want to, ask the EA to do the viewings - lots of buyers prefer this anyway. You just make sure you go out before the viewing time and go and do something else whilst it's going on.

We were very clear that we wouldn't have viewings after 6.30pm. It wasn't a problem as we sold within days (after doing back-to-back viewings over the weekend). If it had proved tough to sell we might have reconsidered.

We're not desperate to sell, and in fact I think now isn't a good time. The market is very slow (in London) and I think, rightly, lots of people are cautious.

If we haven't sold by Christmas we think we'll take it off for a few months and see how things look Spring next year.

It would depend on the viewer, and their position. For someone who has 2 houses to sell, neither of which are on the market, and is just getting to know the area then they fit in when it is convenient for me.

However, I would be far more accommodating for someone in a much better position who seemed a serious prospect. Ask your agent to give you some detailed info to help you decide how much you put yourself out.

I'd just give the agency time slots that you'll be available. For example, 5-8 on Mondays and Wednesdays + all day Saturday. That way you'll avoid messing people about and the agent going back and forth. Late cancellations and changes will be seriously off-putting to buyers who might think you're not serious about selling.

JoJo I've tried that but they still keep asking for days and times that aren't suitable for me. I think it's probably because they want to keep Saturdays free for the expensive houses (£800k+ for example) and want to do my (comparatively cheaper!) house at different times.

User thanks, I've just messaged my agent now to say can they only show proceedable buyers during the week and that those just looking can do so on Saturdays.

I would much prefer that! But it's not been suggested and I don't think there's enough interest, we are probably having around 5 viewings a week.

I suppose with agents doing the viewings, they might prioritise other houses at weekends and want to be as efficient as possible in the week. Have you considered doing your own viewings? Yo could be available on Saturdays which is what most buyers prefer anyway.
