Plumbing quote advice

Hi
We are about to embark on a huge total house refurb incl kitchen single story extension plus knock through. As well as rewiring etc we need new plumbing system.

House is 3000sq feet - 6 bedrooms, 3 bathrooms plus cloakroom

We have been quoted £28k (incl vat) for the supply and installation of the following:

High spec pressurised hot water and heating system

35kw High condensing boiler Viesmann Vitodens boiler

Magna clean
Condensing pump as plant room in basement

4 x heating zones controlled by a system link - Will smart pump

400L quick recovery cylinder

4 bar grundfos water pump plus water tanks

Underfloor heating in new kitchen/diner 22sqm

New bathroom fitted in basement

New WC/cloakroom in basement

This quote does not include the cost of radiators or sanitary ware.

Any plumbing experts out there who can advise on cost/spec please?

Sounds pretty good price! Just about to do something similar for around 26k. Though you can not really compare like for like. Radiators can be expensive if you want the nice school old style ones. My plumber recommended a company called Stelrad who do a good range and are a good company. What I would say is spec the bathrooms down to every tap, towel rail, basin before they start: changes once they have started doing the pipe work are expensive. You can buy stuff on line very very cheaply but it's a PIA to return stuff and the staff when I phoned with a query did not have a clue. I belatedly found a fab independent bathroom show room/plumbers merchant a non franchise, and def not the Bath Store. They were fab. Helped me find the right products. Really held my hand. Look for somewhere that stocks loads and loads of brands and not just one or two. Taps are eye wateringly expensive by the way. Where abouts are you in the country? If in Bristol/Bath area I will send you name of merchants. Wish I had found them earlier. Oh, and everyone discounts. Even random
on line people I used. I just asked and everyone gave me at least 8% off without hesitation. Good luck!

Don't have radiators - underfloor heating is a much better spec.

Thanks wheresmyphone. Funnily enough we are in Bath! If you could pass on your merchants name that would be great.

The quote isn’t for all the bathrooms - only the basement one as we are doing upstairs as phase 2 if we ever have enough money.

Small world: so are we! SmileThe place I can really recommend is Total Bathrooms in the Locksbridge retail area. I found them way too late in our process but they are really friendly and have sat with me for hours (!) finding the right taps etc etc. They have a million brochures down there and will happily pour through them with you. They also have loads of stock returns and seconds at stupidly low prices. I had ordered loads from
Fired Earth and the likes before finding them. If you are buying a reasonable amount they are happy to discount. They do the middle of the range stuff but also have the more high end stuff like Thomas Crapper. Plus I have literally just been
in there and they mentioned Burlington is having their annual
Sale: they discount up to 50%. Starts in two days but you can already see the reduced prices on line.

Have you had any other quotes? If the nominal quote is in this ballpark then I would not be surprised if you get variations of £5k+ either side-possibly more

Decide on your spec as detailed as you can and get other companies to price based on it otherwise it’s hard to compare. You can obviously finalise things later on. As someone has already mentioned, actual fittings vary wildly in cost and it depends what you are after. I would take this out of the quote.

Really? Am surprised at that, I have done Bath Kitchen Co and got a quote from them but thought Hobsons would be more expensive so have avoided. I might give it a go now you have said that.

I was really shocked too. Made the mistake of telling BKC my budget, and low and behold the quote came through 1.5k less than my budget. Went to HC and kept quiet about it and they were 12k cheaper!

They were a lot more creative too, to be honest. I wanted something a bit different. After pouring through the magazines I got bored at looking at identical kitchens. HC really listened and came up with some great ideas: clearly they had done a lot of thinking about the design. They spent the time on the design even though I haven't signed up to them. Other people have recommended Sustainable Kitchens of Bristol and also Stephan Garver Kitchens: his are supposed to be amazing. Stephan does expensive hand built stuff but apparently he has another cheaper range which is just as good at a more manageable price but he doesn't advertise it wildly. The guys at Gem Solutions (you know the ubiquitous blue vans around town) have set up Shaker & May. Don't know how they are doing, their company is young and when I spoke to the owner last year at a social
thing he said they were keen to be affordable and creative as he had seen so many people getting ripped off with the whole hand built malarkey. Now, I have a pressing issue with a sink in the family bathroom which I am off to research.....bored of plumbing websites Smile
