Do you need an additional "posh lounge" to sell a house with this configuration....

Kitchen/dining/living - is all in one room 5m x12m - which could be converted back to separate lounge 5x5 and Kitchen diner 5x7 if a new owner wanted.

There is also a TV/snug/playroom off the kitchen 3m x 4m.
Separate boot-room and laundry off kitchen.
Then there are 5 double bedrooms (master has dressing room and ensuite, another bed has ensuite).

I wouldn't bother making the changes yourself. Many people will like that open configuration and some won't. Can't please everyone.

God no don't make the change because some people will prefer it 'as is'.

It's pretty cheap to chuck up a wall and this would not put me off buying (even tho I do prefer separate).

Our house has the same ground floor but a separate 7 x 4m "posh" living room and downstairs loo too.

4 beds 2 baths. The open plan is for daytime/casual/party living. The snug for the kids play station/tv and posh living room for cosy evenings/tv etc.

Personally I'd want a separate living room but each to their own. If you ever need to sell put it on as it is and see if it ells. If it doesn't see whether feedback suggests that splitting the room would help.

Thanks all for giving my head a wobble.

I was considering if we should BUILD an extra posh lounge now for resale down the line. We would never use it as this is how we created the big open plan kitchen/living/dining - realised that we we always in the kitchen together and there was this empty lounge next door. The room designated as TV/Snug/Playroom is a comfy retreat now for us as we have all teens now so all toys are gone (hurrah) - and they all have space for a sofa in their bedrooms to hang out with their mates for playstation/films etc.

Nice to leave future buyers options of something to do - eg extend for an extra room or divide back up the kitchen/dining/living. ££££££ saved thanks all.

Well, if you considering it as an investment extension, it could be worth it. If you live in an expensive area then the extra sq footage created could add a lot of value. We live in a large house and it's nice to have a cinema room and a gym. I imagine that adds a fair bit of value.

or a library, a garden room, a music room etc depedning on your lifestyle, there could be a room you'd like and a potential buyer would appreciate too.

Thats true JoJo - we should max out the sq footage for the plot for when we sell - but we have at least another 10 years here, so we could reassess and the add it or something else when we are about to rather than do it now. But it is good to get some opinions so we can always have that in mind. Who knows what will be the desirable set up then - probably a home that can accommodate 3 generations, maybe carers, grandchildren, more office space etc. Think flexibility and options are important though.
