Conveyancing when selling house to a family member

DM is selling house to DB (outright, no mortgage). DM has asked for my help to sort things out legally, without incurring any unnecessary expense.

My first question is who pays for conveyancing in this scenario, the buyer or the seller? Or both?

My understanding is they would each require independent legal advice as would be the normal course for vendors and purchasers if they weren't related.

We have recently sold our house to DPIL. We each had our own independent solicitors with our own costs associated with the sale/purchase.

Do you mind me asking how much you paid for your conveyancing TiredEmma? I assume it's a fee for the process rather than relating to the value of the property?

Depending on just how simple you want it to be, all that's actually required is to change the title on the deeds, this can be done by getting a form from the Land Registry, filling it in yourselves and just getting a solicitor to witness the signatures (total cost when we did it... 20 quid to the solicitor)!

You can do your own conveyancing, even if you are selling on the open market. I'd have though this would be an ideal time to convey yourselves! You can almost certainly get a book to tell you what to do.

I did my own conveyencing in this situation. No solicitor involved.

There's a rather lengthy form you have to fill in from the Land Registry. They do a great YouTube video telling you step by step how to do it. They were also helpful with email enquiries. Took me an afternoon to do the form. I had to get a solicitor to sign something verifying my identity which cost £10. That was it I think.
