cheap loft conversion.....

So we need some more space, and dont have many options but to convert the loft. Has anyone done this in the last couple of years to give me ideas of rough costs?

We're in Scotland.
We're in a new-ish build 3 bed semi.

We'd like to create preferably a bedroom with shower room, and 2 velux or dormer windows. Plus a staircase above out current one (so we dont lose a bedroom by putting in a spiral staircase).

Basic, basic, basic spec - I'm good at decorating and dressing a room, so I can make it much more stylish in that way.

Any help/hints would be appreciated. x

I'm in the Midlands and had a loft conversion priced at £35k earlier this year, this did include a small bathroom too. This was just for the work, and not exact figures (we were having other work done by the builder so asked out of interest). I think it would have been £30k without the bathroom.

I would estimate £40-50k too.
Plus flooring and fitting, toilet/shower/sink/etc, tiling, painting.

We've just had a conversion with a dormer on the back to create 2 bedrooms (no bathroom) for 26k in West Midlands.

Doing anything to a house seems to cost about 10 times what I imagined it would.

Ours is costing £45k but that is with a huge dormer and it's a hip to gable conversion. If you aren't going to change the shape of the roof it would cost a lot less. I am in London. You could always get the shell of it done and do a lot of the internal stuff yourselves if you are good with DIY?

Ours includes the cost of fitting the bathroom, electrics, plumbing etc

3luckystars - agreed. I honestly thought it would be fairly reasonable price-wise, and thought it would be a cheap-ish way of using the space. For £30-40K I could move to a much bigger house - which I can't afford to do Sad

I reckon you could get it in for £20- 25k if you went super basic - velux no dormer, no bathrrom, no built in nice clever storage. Just simply a loft room.

It's not the spec that costs the money. I think you're looking at £40-50k but to get it built too. Then you spend as much or as little as you like decorating it.

There's a big price difference between a Velux conversion and a dormer. I also think you'd pay much less than the figures given by people in the South. Building costs are much higher here.

You cannot just have a cheap staircase. It has to meet building and fire regs requirements. No easy way out. If it's a modern house, what headroom do you have in the loft and what is the construction of the loft? Not all lofts can be successfully converted.

We're in the midst of a hip to gable loft conversion with a dormer which contain a master bedroom and ensuite. The house is a 1930s semi. Cost is in the region of £50k but ours is more complicated because we need to lower the first floor ceilings to give us the head height in the loft.

It's a big job but still cheaper than moving to a bigger house in the same area if you take into account your costs for moving.

Just had it done in the SE. Hip to gable, plus dormer on back, two small bedrooms and a shower room, £45k plus building regs fee, plus bathroom. Done to a decorators finish, so still needs decorating, carpeting etc. The finished item won't come in under £50K. But, it's adding £75-£100K to the house value, and is giving us the extra space we dearly need.

Agree with £40-50k. My friend just had hers done to a high spec for £80k.

North west and ours was around £45k including re-roofing and bathroom.
